PROPERTIES TO BE OFFERED

The important sale of land which has been advertised for some time by Messrs Williams and Kettle, Limited, to tako place next Saturday at 11,30 a.m., in McFarlane’s Hall, bids fair to be as successful as thoso held by the firm during the past few years. The properties to be offered are all of a very saleable nature, and we expect to see strong competition for the various lots. The 75 acres of Makauri land comprise some of the very finest agricultural land m Poverty Bay, and cannot be surpassed for the cultvntion of maize, linseed, potatoes, or any other crops for which this district is noted. This property will be offered first in ono lot, and failing a sale being made it will be divided. The holding as it stands would mako an excellent payable farm, and it is expected there will be keen competition for it in one lot. The next lot consists of 50-1 acres of unimproved land at Hangaroa, on which a very small upset has been fixed. A good many enquiries have been made in connection with this from surrounding settlers, and it will, no doubt, find a purchaser from amongst thoso who are acquainted with the nature and locality of the country. “ Ahirau,” 113 acres, is a handy section situated near Ngakaroa, and with tho railway running within a few miles, this should beeomo valuable property. Tho next lot to be offered consists of five sections in the centre of Ormond with buildings thereon, and now that Ormond has railway communication, there should bo a very sharp rise in the value of town lots. This affords a good opportunity for speculators to got in early. Mr Thomas Carroll, having determined to try his fortunes in South Atrica, is offering his model farm at Waerenga-o-kuri, consisting of 200 acres, and is prepared to accept a very reasonable price. This is a very compact farm, with dwelling, out-buildings, sheep-yards, and orchard, and is of such a naturo that it will no doubt meet with a ready sale. Perhaps tho most attractive of tho country properties to be offered is 493 acres at Wliangara, on accountjof Messrs Bousfield and Campbell. This section was the pick of the block offered for public competition on 11th April, 1900, and for this particular section there were a very largo number of applicants. The title is occupation with right to purchase in another seven years at 34s per acre, and considering tho locality of tho property and the valuable puriri timber contained thereon it will at once bo seen that there is a very considerable goodwill. A considerable amount of clearing has been done, and a good many thousand posts and house-blocks cut out of this section. Thcro still romains, however, a valuable puriri bush, which will handsomely recoup an industrious settler and leavo him with a farm of first-class quality after tho tirnbor has been cleared. This property is very well worth a visit for inspection before the sale on Saturday. Tho next lots to be offered are thoso valuable • business sites situatod in Childers Road, the first soction boing at present in occupation by Mr James Brown, and subject to his lease. lower sections opposite tho Poverty Bay Club and leading to tho wharf are vacant, and afford a splendid opportunity for tho erection of offices and business premises. Anyone passing through town cannot help being struck with tho lack of vacant building lots in tho businoss portion of tho town, and there can be no doubt that tho sections to be offered on Saturday will ultimately prove to be of very great value. Their situation as being handy to the Post-office, wharf, and railway stamp thorn as boing most desirable business sites, and as we understand that the values placed on them as an upset are based very reasonably, they will probably all bo quitted under the hammer. On account of Mr T. Jex-Blake tho firm will then offer his valuable sheep run, known as “ Te Rimunui,” consisting of 1600 acres of good sheep and cattlo country. Tho property is only 23 miles from town, and as it is being offered at a very low figure, it should prove a good investment for anyone wishing to embark in pastoral pursuits. The sale will commence at 11.30 a.m. sharp. All particulars can be obtained at the office of the auctioneers.
