GROWN LANDS TO BE LEASED, FORTY-MILE BUSH DISTRICT, WAIRARAPA. TT is hereby notified that the undermentioned sections are open for loase for a term of thirty years, with perpetual right of renewal, Written tenderß (in sealed covera) are invited, in accordance with " The Land Act 1877 Amendment Aot, 1882, The price tendered must be stated in writing as well'as in figures, accompanied by a statutory declaration, together with Bix months' rent at the rate tendered, and a fee of i'l 10s' for loase and registration, to ba lodged with the Commissioner of Crown Lands, at the Crown Lands office, Wellington, not later than 4 o'clock p.m on Wednesday, the 10th December, 1884' The tefiders will be opened at the meeting of the Land Board on Thursday, the 11th December (the following day,) at 10 o'clock a.m., when the highest tenderer, if tender shall equal or exceed the upset annual rental per acre fixed by the Board, will be declared the lessee, The tenderers must appear at the Land Board, either in person or by an agent authorized in wriiintr, on the day on which the tenders are opened. Plans and schedules of the sections, and copies of the regulations under- which leases will ho sold and issued, also forms of tender and declaration respectively, can be obtained at the District Land Office, Wellington ; at any of the other Land Offices in the colony; and may also be seen at the Railway stations and Post Offices in the Wellington Provincial District, v The numbers uf the section and block with the name of disirict, must he written on the covers. The letter being on " Public Service only," and addressed to the Commissioner of Croivn Lands, need not be stamped, being free of postage; neither does the declaration require tu be stamped. Any person of eighteen jeais of ago and upwards may become a lessee undor this system, In the event of any person tendering for two or more lea?es the deposit of a sum equal to one halfyear s rent of the tender largest in amount shall he sufficient, together with the sum of f'l 10s, to pay tor the lease and registration thereof, paid either in cash, marked chequo, or bank draft, made payable to the Receiver of Land Revenue, Wellington : Provided that in the case of a person tendering for two or more leases, such as he may in the ablegate become I he leasee of under the Act, namely, in the case whom the lauds ooinpused in tho several leases adjoin oacli other, in such case the deposit shall bo a half-year's rent at tho rale tendered for each such loase, and also the sum of f!l 10s, in reaped of each such lease, the fee fur preparation and regislration of same. Note.—Limits of area for each lessee: No lease shall be mado to any person owning, nor shall any poraon be capablo of bocoming the lessee under a lease, or a sublessee, who owns any freehold land, or land held under lease or license under the Crown whereby such person shall bocomo either the owner, tenant or occupier ir. the whole, either by himself or jointly with any other person or person, including the lands comprised in the lease, of a groater !\rea than G4O acres anyvhere in the colony. The sections comprised in the Schodule are situated at Pahiatua, in the Mangauiie Block, in the Kopuaranga District, about Dreyers' Rock, near Dreyertown, and front upon or are adjacent to the main road connecting Mnsterton and Woodville. Branch roads bave been formed through the sections at Dreyer's Rock, Central Mangaono, Hawea, and Pahiatua, at distances respectively from Masterton of about fourteen miles, thirtyono miles, thirty-five miles and forty miles, The Mangahao seciions aro within fourteen miles of the Town of Woodville, The Maiu Trunk Railway from WoU lington to Napier is now being constructed to a point about seventeen milos north of Masterton. Sites for railway stations have been selected at several points, The whole of the secti«ns are covered with forest, the principal trees being lawn, rimu, hinau, rata, kahikaloa, with totara in places; the undergrowth is, as a rule, heavy; the general character of the soil is good, and in sums places is of first-class quality, the formaliim being limestone, clav, marl, sandstone, &c. 'fho couutry is uonerilly hilly and undulating, but there are large ilals as well as broken grounds within the area ; it is well watered, and, as the c'imHlo is also' favorable tho land should, when cleared and brought into' cultivation, prove, well adapted for pastoral, and to some extent, agricultural purposes.
