CARTERTON CLUB MONTHLY MEETING. POINTS IN BUYING A FARM. The monthly meeting of the Carterton Young Farmers’ Club was held in ©the P. and A. rooms last; Thursday evening. The chairman, Mr A. D. Fisher, presided over an attendance of 22 members. Apologies for absence were received from Messrs G. E. Allen (advisory- president), M. Thompson, G. Rose and T. Bubb. Mr Albert Udy, Junr., of Waihakeke was elected a member of the club. A letter was read from Mr N. La mont, district secretary, thanking the club, on behalf of the District Committee, for helping with the billeting o visitors who took part in the provincial stock judging competition in April lasi Mr L. H. Smart wrote asking that : member of the club be appointed to attend the management committee meetings of the Wairarapa P. and A. Soci ety. Mr S. W. Fisher was appointed It was decided to make a donation o £5 to the Wairarapa District Commit tee’s entertainment fund. Mr A. Ross was present by invitation and gave an address on "Points to Ob serve in Buying a Farm.” Mr Ros: dealt with the various land tenures, am said that to his mind the best tenure o all was a 5-year lease with a right o purchase. This gave a man an opportunity of finding out for himself wha’ a farm was capable of. The necessity of finding the productive value of r farm, based on its carrying capacity before purchasing, was stressed by the speaker. This could be found by subtracting all expenses that could justly be charged against the farm from th< income, and capitalising the profit bj 5 per cent., In doing this it was best t< take an average over 3 or 4 years L returns were available. Several othes points were dealt with, including pro perties that were bounded by rivers hill country subject to slipping, farm: infested with noxious weeds, and, other that were over-capitalised with build ings. After answering several questions Mr Ross was accorded a hearty vote of thanks.
