THE SUBDIVISION OF BOWLANDS.
There is beyond question a keen desire on the part of many to obtain land in the Wairarapa district, and the remarkable manner in which Bowlands, sub-divided, has been snapped up is evidence of the fact. | This estate was really not upon the market until Monday last, and yesterday morning, just three days after the owners were prepared to enter into negotiations to sell, the last block was sold. The agents were Mr W. H. Cruickshank in conjunction with Messrs Levin and Co., Ltd. The total area of Bowlands was 12,025 acres, and it was sub-divided into seven blocks, ranging, roughly, ! from 1,000 acres to 3,000 acres. The total value realised, together with the stock was, approximately, £llO- - The demand for land is keen, and, consequently, good prices can be obtained, and while wool continues to sell; at satisfactory figures no decrease in land values need be looked for. Sheepfarmers, however, do not always enjoy good seasons, and in the case of large holdings it is worthy of consideration whether it is not good policy to sub divide and place them, or the greater portions of sucß estates upon the market, at a time when land values are .exceptional.' The taxation on large holdings is high, and will, probably, be a good deal higher before many years are over. There is a keen demand for land, and the indications are that numerous sub-divisions will |ake place belore long.
