The Company is formed to purchase from Robert Graham, Esq., the valuable Hot Springs, Baths, Hotel, and Estate, situated at the Waiwera, within four hours by coach road, or twenty-four miles by water, from the City of Auckland. Steamers run daily, and a mail coach to and from the North Shore three times a week. The: Waiwera Harbour being within the Hauraki Gulf, offers a delightful pleasure trip, of which many thousands avail themselves during the year. The beauty of the harbour and of the surrounding country, as well as the curative properties of its perennial and abounding thermal mineral springs, are so widely known that comment is unnecessary. Seabathing, river bathing, and boating on the river which rune through the property, are among the many attractions of this unique estate. Ihe climate is so mild and equable throughout the year that tobacco and the orange and lemon grow luxuriantly. Mr Graham has spent large sums in developing the property since he,,acquired it nearly forty years ago. Having brought it into a paying condition, he wishes to retire and leave to others the further great improvement of which the Waiwera property is now capable. - The rroperty handed over to the. Company will consist of the Hot Springs (which have yielded an inexhaustible supply of mineral water from tini3 immemorial); the Hotel which is doing a large and profitable business, and capable of accommodating from 90 to 100 persons comfortably ; the whole of thei Harbour frontage, and 728 acres more or less of adjacent country. The latter is admirably adapted for a Township, Villa Residences, and small Farms. Ifc will become very valuable when a proper wharf is built by the Government, which, it is hoped, will not be much longer delayed. A further block of 102 acres haa been leased by Mr Gruham,. from Mr Anderson, at a .rental of £50.per annum, for 10 years, with a right to purchase for £1000. This lease will also ba handed over to the Company. ;| Tbe property, with Furniture, Plant, Live Stock, etc., Baths, Bath-houses, Hotel, Cottages, Land, and the Lease above mentioned, will be sold by Mr Graham to the Company for £23,000. Mr Graham only requires onehalf of this amount to be paid within six months from allotment of shares,;and will accept fully paid up shares for tho balanca of the purchase money. One-third of the shares will be apportioned to and reserved for the Southern Provincial Districts of New Zealand, and Sydney and Melbourne. The, preliminary expenses incurred ia the formation of the Company will also be paid by Mr Graham. The Hotel business yielded last year a net profit of £1,622, to which sum it has steadily grown from the small beginnings ,of eight years" ago, when accommodation for visitors was first attempted. Ie is proposed to appropriate £7000 in enlarging the Hotel and other improvements, in order to keep pace with the growing demand and great increase of visitors from the South of New Zealand, and frou alii parts of Australia and the. South Sea Islands. The profits of the year may then be confidently estimated at from £3000 to £3000^ with a proportionate increase in the years to follow. From the land alone a large revenue must ultimately be secured, and in the meantime the current and increasing business is a sufficient guarantee for handsome dividends to the shareholders. ■ , A meeting of the subscribers will be convened for theEleotidn of Directors, &c.
