THE ROYDEN ESTATE

The sale of that fine agricultural and grazing property, tlie lloydon Estate, Okato took pake on Saturday afternoon at Mr, Newton King's mart, under instructions from the executors of the late Mr. John Robertson. The property contains 802 acres, and is situated on the coast, about three miles from Okato and fifteen miles from New Plymouth, access being by good roads. The estate was submitted in seven lots, and although none of these lots were disposed of under the hammer, good business was done. Lot 1 was passed in at £24, Lot 2 at £22, and Lot 7 at £l7 per acre. Immediately afterwards, however, there was keen competition privately. •Lot If contains 131 ac. 2r. 33p., and sold at £25 10s per acre. Lot 2 contains 159ac. 2r. 10p., with a fine homestead and outbuildings, sold at £25 per acre. The purchaser of them was Mr. J. W. Rixon, of Hawke's Bay. Lot 3 contains 120ac. 1 r. 32p. Lot fi contains 12lac. lr. and is known as "Johnnie's Flat." The price was £2"> per acre and Mr. W. J. Pray, of Okato, was the purchaser. Lot. 5 contains Sflnc. 2r. 07p.. and was sold to Mr. Shaw, of Okato, at £1!) per acre. Lot 4 contains Uflac. lr. 2f>p. Lot 7 is 117 ac, lr. These are under firm offer at the upsets. The land is fine dairying country and is as good as the very best on the coast.
