BOUNDING REAL-ESTATE VALUES

TAUPG'S REVTSED VALUATION ROLL The Taupo Town Board has just received from the Valuation Department, Auckland, the revised valuation roll which will come into force as from April 1st., 1953. The last valuation was made in 1947. The provisional gross totals show an increase over the intervening six years of £1,359,029 in capital values, and of £469,716 in unimproved values. The increase in the value of improvement is £889,313. The percentag-e increase in capital values is a fraction over 2111%, and in. unimproved values is a fraction under 1641%. Under the relevant Act the valuation of land in the Tov/n District is. done by the Valuation Department, and the Act provides for a.new valuation every five years, although, as in the present case, shortages of fetaff sometimes delay the revaiuation. At the time of going to press it had not been possible t? analyse the data given in the new Roll, but as an indication it can be mentioned that a quarter acre section in Tongariro Street (the "Main 8^66^'), picked at random, had an unimproved value in 1947 of £460 and in the new Roll this has risen to £2,125. As provided in the Act the Ro.ll will be open for inspection within office hours at the Town Board Office from February 2nd. to 16th. Objections to the new valuation rnust be made on the appropriate forms, which are obtainable at the Board Office, and must be lodged not later tban February 16th. with the ValuerGeneral, Wellington.

Forms which bear the postmark of February 16th. are deemed to be lodged. as on that date. Rat.ing in the Town District is based on the Unimproved value, but the new total given for this c.lassification, narnely £755,555, is not the actual amount on which rates are collectable, for it includes all Town Board reserves, as well as Crown Lands and Maori reserves, on which rates are not levied. The new total for Capital Values is £2,000^800. These totals, it should be noted, are provisional only, being subject to suoh alterations as may possibly result from 'objections made in the prescribed manner. These are dealt with by the Valiier-Ceneral and by a Land Valuation Court.
