Ruapehu property sales increase

In the Ruapehu District 36 rural land saies were recorded in the December 1 993 half-year compared with 30 in the previous half-year. Ohakune recorded 27 house saies compared to 21 saies in the previous period, with an average price of $64,067, down slightly on the previous average of $65,690. Raetihi township recorded seven saies compared with nine in the previous half year, with an average price of $58,286, up substantially from $46,167. Of the rural land, six economic fattening properties sold at an average sale price of $699,175. This equates to an average of $2,110 per hectare and $ 1 88 per stock unit. The total of fattening properties sold in the December half-year was 10 compared with 20 in the first half of 1993. Three economic grazing properties sold at an average sale price of $58 1 ,467. This equates to an average of $878 per hectare and $109 per stock unit. The total of grazing saies recorded was nine, the same as in the June half-year. All properties were in the north of the Ruapehu District. Sixteen improved lifestyle block saies occurred at an average price of $94,500. Six vacant lifestyle block saies were recorded showing an average price of $36,800 for an average area of 6.3 hectares. House saies recorded in Taumarunui were: 31 compared with 19 in the previous period with an average sale price of $58,550 compared with $62,474 in the previous half year. Saies statistics nationwide for the second half of 1993 have shown continued price increases for rural land. The Valuation New Zealand (VNZ) rural price indexes all show a steady increase through 1992 for rural land, reports district valuer, Mark Johannsen. Nation- wide, 168 fattening units sold in the half year ended December 1993 at an average price of $1,784 per hectare and $238 per stock unit and 47 grazing units sold at an average price of $861 ner hectare and $145 Der stock unit.
