This magnificent property, approached by a good metal road, is situated within two miles of the flourishing Township of Masterton, and about one mile from the proposed Railway Station. Messes, halcombe & sherwill, under instructions from the mortgagees, will sell at Halcombe, Manawatu, on Saturday, 13th December next— That Valuable Property known as Lash’s Sawmill, situate in the town of Halcombe, within a few chains of the main railway line, with which it is connected by a private siding laid with iron rails. The property consists of—1. Steam sawmill, with engine 14-horse power nominal, plaqing machine, forge, &c., with all appliances in perfect working order aud good condition, and capable of an output of from 4000 to 6000 feet per diem. 2. Fourteen working bullocks, with all necessary gear, for which there is ample paddocking on the property. 3. The right to the timber growing on [ 160 acres of land adjacent to the mill. 4, Freehold property consisting of 759 acres of land, heavily timbered ! with totara, matai, and rimu, all in the immediate vicinity of the mill and very easily accessible. The situation of this land, surrounding as it does the town of Halcombe, as well as its excellent quality, will give it a high value when stripped of the forest. This land is covered by first mortgages to the amount of £1760, having 3 and 4 years to run at 9 and 10 per cent. These mortgages will have to be taken over by the purchaser. The property being a complete and compact whole as a sawmill property, will not bo divided, but will be sold altogether. The terms of payment are—so per cent, cash, and the balance in equal instalments in six and twelve months ; or, SO per cent, cash, and the balance in equal instalments in 4,8, and 12 months, the - unpaid balances in either case being represented by bills bearing interest at 8 per cent. ( N.B. —The auctioneers can confidently recommend this property as a first-class investment. It is without exception the best situated and most compact sawmill property in the whole of the Manawatu County. Its position as the nearest mill to Wanganui, which is the chief local and export market of the district, gives it an advantage of from fid. to Is. per 100 feet of timber over any other mill in the county. The greatest care has been exercised in the selection of the land for sawmill purposes, and a very large trade has been done by the present proprietors in firewood ami split stuff with Wanganui. As there is no reserve beyond the amount for which the property is mortgaged, an opportunity is offered to the fortunate possessors of a comparatively small sum in cash of securing a magnificent property on remarkably easy terms.
