IMPORTANT SALE OF VALUABLE BUSINESS PREMISES AND Unexpired Term of 42 Years’ Leases of Three Sections in. PANAMA AND BRANDON STREETS, IN The City of Wellington, forming one' block. MR. R. J. DUNCAN, intending to make considerable changes in bis present business, will sell by public auction, on Tuesday, 2pth August, at 2 o’clock, at bis sale rooms, Panama-street, Wellington, unless previously disposed of by private contract— All the unexpired term of lease of Sections Nos. 75, 70, and 71, held under the Corporation for a term of 42 years from Ist July, 1872, for lirst-named Section, and for a similar term for the two lastnaiAed Sections, 70 and 71, from Ist January, 1873. The annual rentals for Section 75 is £24 for first 21 years, and for Sections 70 and 71 together £37 19s. 6d. lor first 21 years. An increase in rental of 50 per cent, advance takes place for the second term of 21 years. The building in Panama-street consists of a four-story warehouse, offices, &c., and .is erected partly on Section 65a and on Section 75 ; was built in October, 1876, of the best materials. This handsome warehouse has a frontage of 41 feet 11 inches (more or less) by a depth of 75 feet,, and immediately adjoins the extensive premises of Messrs. Thompson, Shannon, and Co., wholesale warehousemen. Section 71, in Brandoa-street, has a frontage of 30 feet by a depth of 85 feet, and is connected at the back with Section 75, the depth of the two allotments from Panama to Bran-don-street being exactly 170 feet. Section 70, adjoining 71, in Brandou-street, has a total frontage of 42 feet ; 12 feet or thereabouts of this frontage has been granted by deed as a right-of-way, which, however, expires on the 3rd July, 1886, The depth of Section No. 70 is 68 feet 6 inches, and is next to the valuable and extensive premises of Messrs. Wilson and Richardson, corner of Lambton-quay and Brandonstreet. The position of this block is admittedly unsurpassed, if equalled, by any in the city for business purpose’, being only one minute’s walk from the Queen’s Wharf and Warehouse,’ Post Office, Custom House, and the head Telegraph Office for New Zealand.
