The undersigned has received instructions from the owner of the Pakowbai Estate to sell bis remaining property at Wairoa, known as the Te Kapu Estate, containing 4800 acres or thereby. It is situated about four-aud-a-half miles from the port or township of Clyde, Wairoa. From To Kapu, or Frasertown, the estate follows, and is bounded on the west by, the Wairoa River for about five miles, lying immediately opposite the Pakowbai Estate ; from the delta of Prasertown it is bounded on the north-east by the Kaukauroa or Scampcrdown Creek. The character of the country is very rich soil on generally limestone bills, or clay subsoil on pappa rock, and small clumps of serviceable bush ; on the Wairoa River especially, all the way up to the township of Muramura, there are very rich bends—flats of some hundreds of acres in extent, fit for agricultural purposes at once. The very small portion already cultivated gave eighty bushels excellent wheat per acre. The hills take surface sowing well. This property is now carrying over 4000 sheep. The sections originally surveyed by Government were forty acres and upward, but theso lots will be sold without stock in farms of 200 acres and upward.
