MR. JAMES SMITH has been favored with instructions from Mr. Jambs Wilson, (who is retiring from business,) to sell by auction, at his Mart, Noah's Ark, on Wednesday, July 12, 1854, A LL that very Eligible and Desirable 1 *• BUSINESS' PROPERTY, Situated at the Corner of Manners and Willis-streets, opposite to the Union Bank of Australia, the same having been subdivided into allotments as under : Allotment No. I—Portion1 — Portion of Town Acre No. 200, having a frontage of 82 feet to Mannersstreet, and of 74 feet to Willis-street, comprising — The Premises (with fire-proof vault), now let to the Commissariat for their offices, for a period of three years and a quarter from the present time, at a rental of £50 per annum. Unoccupied Land, having the whole of the Frontage in Manners-street, and 41 feet in Willis- street, wi'h an average depth of 27 feet from Manners-street. Allotment No. 2— Portion of the same Acre, adjoining the above, having a Frontage of 50 feet to Willis street, with a depth of 67 feet, • including Dwelling-house and Out-buildings now occupied by Capt. Newman, but leased to the Ordnance Department as Offices, for three years from October 1, 1554, at a rental or £100 per annum. Allotment No. 3 — Portion of the same Acre, adjoining the above, having a frontage of 64 feet to Willis-street, and of 67 feet to an intended street, including Joiner's Shop and Office, the whole let to Messrs. Jeffres and Jacka for three years, from May 1, 1854, at a rental of £52 per annum. Allotment No. 4 — Portion of the same acre, having a frcntage of 47 feet to Willis-street, find of 60 feet to an intended street, leased for 14 years, from October 1853, to Messrs. Holdsworth, Knowles, & Co., at a groundrent of £14 per annum. Allotment No. s—Portion5 — Portion of the same Acre, having a Frontage v!" 47| feet to an intended street, by a depth of feet, including a sture 37 feet by 15, and, an office 12 feet by 9, the whole let to Mr. James M'Beth for three years, from May 1, 1854, at a rent of £35 per annum. Allotment No. 6 — Portion of the same Acre, measuring 72_- feet by 63, having access by intended street 16 feet wide from Willis-street, and including a substantially-built Store 40 feet by 25, and a newly-erected Guard-room 20 feet by 14, leased to the Commissariat Department for three years and a quarter from the present time, at a rental of £80 per annum. The attention of Capitalists and paities engaged in business is especially called to the above, as presenting an unusually favorable opportunity for investment or occupation. The Premises are mostly let for short terms, and all to good tenants, while it may be reasonably expected thai higber rents will be obtained when the leases fall in. It is almost superfluous to point out the advantages of the situation, as its proximity to the Bank, Custom-house, Post-office, Bonded Stores, and Wharves, makes it preeminently adapted for the purposes of either wholesale or retail establisbments.

After the above, will be sold, by direction of Messrs. William Bowler, Son, & Co. Town Acres. That very desirable Town Acre, No. 143, situated in Willis-street, with the Buildings thereon, now in the occupation of Mr. T. Wateis. The Property is leased to Mr. G. H. Luxford for a term of which nineteen years are unexpired, at a rental of £22 per aunum. Town Acre, No. 698, pleasantly situated in Wallace-street. Town Acre, No. 699, situated in Wrightstreet. Town Acre, No. 716, situated in Tasmanstreet. Town Acre, No. 522, situated in Hill-street. Country Lands. 150 Acres, being Section No. 24, Turakina Dhtiict. 225 Acres, bein^ Section, No. 21, and half of Section, No. 19, Turakina District. 400 Acres in the Rangitikei district, including a portion of the wooded land known as Rhodes' Bush. AFTER WHICH, Mr. Fergusons substantially built Cottage, with. Garden attached, pleasantly situated on the Hutt Road, and nearly opposite Mr. Calder's Hotel. There is an unoccupied term of about eight years' lease to run, at the extremely low rental of 30s. per annum. Titles for the whole — Crown Grants. Terms — 25 per cent, in Cash, and the remaindei by approved endorsed acceptances at three, six, and nine months, in equal amounts.
