IN THE EXCHANGE LAND AUCTION ROOMS, No. 84, Lambton Quay, Wellington. On THURSDAY Ne"xtT 26th MARCH, 1903, At 2.30 o'clock p.m. MACDONALD, WILSON & CO. are favoured with instructions from the owner to sell by public auction, as above — THE MAGNIFICENT BUSINESS -BLOCK OF PREMISES ~* IN MANNERS STREET, NEAR THE INTERSECTION OF WILLIS STREET. THIS SPLENDID PROPERTY consists of part of Town Acre No. 200, having a frontage of SIXTY-THREE FEET ELEVEN INCHES to MANNERS STREET by a depth varying from 112 feet 10 inches to 75 feet, on which is erected TWO THREE-STORY BUILDINGS IN BRICK AND WOOD, divided into THREE SHOPS, OFFICES, AND DWELLING ROOMS. The first building contains shops and offices on ground floor, offices or dwell inghouse of five rooms on second floor, and one large flat on upper floor. The ground and first floors are occupied as a music warehouse by Mr. Pinny, and the upper floor as a gymnasium. The second building was foimerly occupied by Mrs. A. McDonald as shops, tearooms, and bakeiy. It consists of two large shops, with complete fittings, and three looms, including large kitchen and hall on ground floor. Six rooms, suitable as offices for dressmakers, artists, and others on first floor ; and six rooms, bath, w.c, etc., on upper floor. There are FIFTEEN ROOMS in all, of which eleven looms aie exceptionally large and lofty. At the rear of the two buildings is a large bakehouse, with two ovens and all necessary fittings, in good order, admirably adapted for either a large bakery or bakery and small goods business. There is a large storeroom over the bakehouse, and a number of sheds for storage purposes. There is a right-of-way from Willis Street, giving access to the back of the premises, and another right-of-way from Manneis Street between the two buildings. This is without the least doubt one of the most attractive properties in Wellington from a capitalist's standpoint. It can be fully let for £1100 per annum, representing a capital value at five per cent, of £22,000, and a sum of £8000 or more can remain on moitgage if desired. In the rapid development of Wellington it is needless to speak of the enormous value of Manneis Street as a great retail centre of trade. It is the conduit pipe between Willis Street and Cuba Street, and eveiy month is enhancing its importance and value. Amongst all the business blocks in Manners Street none stand out moie prominently than the premises in question. It is not only a safe investment for capital, but an investment which satisfies every requirement in connection with the most conservative of investors. The speculator will see in the rapid increase of values in that quartei of the city a direct inducement to purchase, as the city progress in five years will increase its value fully onethird. For further particulais, plans, conditions of sale, etc., apply to the Auctioneers, who will be pleased to show intending investors over the property, and place before them a number of interesting facts impossible to deal with in the narrow range of an advertisement.
