Farm Homestead Regulations

Notice has been received by the Secretary of the Pohangina Valley Association that it has been decided, That it is optional with associations (that have not yet ballotted for sections) whether they will remain under the provisions of the Farm Homestead Regulations of 1891 or come under those of the new Act of 1892. The particular points of difference between the Regulations and the Act are as follows : — Under the Regulations. Rental— s per cent on the capital value. Payments— Need not be made for two years from date of allotment. Improvements— Within two years, onetenth of area to be cultivated. Within four years, one-fifth. Within six years, one-third. And £1 per acre spent in addition. Residence — Need not commence for two years from the date of allotment, and ceases after the expiration of six years from commencement of residence. Transfer — May be allowed with consent of committee up to allotment of scoI tions, and afterwards, if the selector is compelled to leave the district, the Commissioner may allow the selector's interest to be transferred. Ukder the Act op 1892. Rental— 4 per cent on the capital value. Payments— Would commence on the Ist of January or July following the expiration of thirty days from the date of survey (Section 81). Improvements — Within one year, improvements equal in value to 10 per cent of the price of the land. Within two years, 20 per cent. Within six years, BO yer cent. And in addition, spend £1 per acre on iirst-class land. Residence — Need not commence within four years from the date of allotment, aud ceases after the expiration of ten years from the commencement of the residence. Transfer — No transfer can take place until twelve months after the allotment of sections, and then only if the conditions of the Act have been complied with ; therefore no transfer could be allowed if the association came under the Act. There are many members of F.H. associations who do not thoroughly understand the difference between the old Regulations and the new Act, therefore the foregoing may elucidate matters.
