LAND TRANSFER ACT.
As there appeals to be some mis-apprehen-sion about the cpst of putting a title on the register wc publish the following
TArtJjE OE fBES. Office Registrar-General of Land. Wellington, 31st January, 1871. Tin following examples of the fees payable for btinging laud umkr “The Land Transfer Act, 1870,” are published for general information: — AII lands so’d by the Crown after the Act is brought into force are registered forthwith, the fees payable being only 2s for registration, and the assurance fee of .Jd in the £ on the value. ' When the title consists of a Grant dated on or subsequent to the 28th December, 1841, and none of the land included therein Ins been dealt with ; value of laud 1.100 fee, ,',d in the f, 4 s 2d ; certificate of title, LI. Total, LI lls 2d. This charge is increased by 4s 2d for every additional LIOO in value.
When the title is of any other description, and the value is Lloo—Application, 5s ; registration, 5s ; assurance fee, Ss 4d ; certificate of title, LI ; advertising (say 15s)*, 15s. Total, L2 9s 2d.
When the title is of any' other description than that in the first example, and the value is J. 20- Application, us ; registration, lUs ; assurance fee, 8s -Id ; certificate of title, 1.1 ; advertising (say 15s), Iss. Total, L 3 Uis Bd.
This charge is increased by 4s 2d for every additional LLOO in value.
The above charges also represent the cost of conveying land, inasmuch ss an applicant can direct the certificate of title to bo issued in the name of another person. The co t of dealing with land registered under the Act is as follows ;—'fransfer — -forms, 2s ; registering memorandum of transfer, 10s ; new certificate of title, LI ; total, LI 12s. Mortgage—forms, 2s ; registering memorandum of mortgage, no matter for what amount, 10s ; total, 12s. 'The cost of a lease is also 12s.
Fee for registering transfer or discharge of mortgage or encumbrance, or the transfer or surrender of a lease, os. The following is an example of thc-cost of a comparatively large transaction : - A man possessed of land to the value of L 1,500, the title to which consists of a grant dated on or subsequent to the 2Slh December, 1841, and none of the land included in which has been dealt with, desires to mortgage the same for 11.000. He finds that ho can effect the transaction under the Laud Transfer Act upon payment of the following fees ;
Application, ss; registration, 2s ; assurance fee (,U1 in the £}, L 3 2s Gd ; certificate of title, LI ; total, L 4 9s 6d. Mortgage, 12s ; total, L 5 Is Gd. In this case, if the tit 1 e were of any other description, the fees would amount to LG 14s Gd.
When the mortgage is paid oil, the fee for registering the discharge is os. Application and other forms, containing full directions, c m he obtained at the various offices at a cost of Is each. W. S. Mooimousi:, Registrar-General of Land.
* In ordinary cases the sum of LI is taken as deposit for cost of advertisements, the balance unexpended being retuxned*to applicant.
