ARDLUSSA, 6900 ACRES, about 18 miles from Napier, Land Transfer Act, in six subdivisions by wire fencingand deep-banked streams, and about S miles frontage to the Tutaekuri river, also Shearing and Cultivation Paddocks, very rich land, limestone downs and small plains, several small lakes, fully half of the estate sown with English grass and harrowed, but considerable portion only lately sown, carrying now 7000 Cross-bred Sheep (2600 of these are fat weddcrs). Immediately following will be offered by auction the — If OUNT ERIN ESTATE, 4333 IVJL ACRES, FREEHOLD, SGB acres of which is rich alluvial Land, well drained and all in English -Trass, the remainder Hill Lands, also in English grass, all fenced and subdivided into 24 paddocks. Tho homestead a very comfortable eight-roomed house, a large men's house, woolshed for 14 shearers, yards, concrete dip, all erected within the last three years. This property, from the great improvements during the past three years, will winter about 14,000 Longwool Sheep, and in summer will carry about one-third more, no better fattening country in the district. This .run, by additional surface sowing, would carry 40,000 sheep. TE HA.ROTO, 55,000 ACRES LEASEHOLD, 20 years to run. Rent £160 per annum, adjoining above. On this run there is a block of 461 acres Freehold, well improved. Tho Leasehold portion is divided into four divisions by 13 miles of fencing and natural boundaries, 1500 acres in English grass. Present carrying capacity 8,000 sheep. By additional surface sowing would carry 25,000. These two runs are divided by the Coach Road, and the homesteads arc respectively 35 and 40 miles from Napier. The good will of these leases, —to one of which for tho extended new term four names aro not yet obtained, but if not obtained at the end of the old lease seven years hence, their portion could be excised by tho Court— together with the stock and plant, will be offered by auction at Napier ou 3rd October on the following terms—One-third cash, balance in two and four years, bearing interest at S per cent per annum, delivery to be taken from the shears first week in January.
