ARMS AND kJHEEP XVUNS, WITH 60,000 SS__: /BATTLE, TTORSES, & T>LANT, At Nat-leu, Hawke's Bay, ON FRIDAY 3rd OCTOBER, 1881. np.URreOA, WAIROA, 9500 ACRES, I FREEHOLD, CROAVN GRANT.— This property will'be offered iv 10 rural farms, lots varying from GO to 250 acres each, and 9 lots ranging from 400 to 1300 acres, tho smaller lots commencing at the Wairoa Town boundary. The greater part of the Land is rich agricultural wide open valleys purchased some years ago so as to command tho hills that thoy surrounded, then the property of the Crown, now an endowment to tho High The Governors of that Board intend soiling, at the same time, their endowment Land, 10,000 acres, in lots so arranged that they will work well in with tho divisions of the Turiroa Estate, so that, with the exception of the few lots adjoining tho Town, the purchasers of all tho other lots will be able to purchase a portion of the Hill Lands behind them. Two of the larger blocks of the estate, together 1700 acres, form a long frontage to tho Waihua River, very little improved, purchased so as to command about 13,000 acres of Crown Lands, low good hills, which will soon bo surveyed and in the market. The lots with sea frontage, about 7 miles, are exceptionally good Land, and well grassed, a great deal of it ploughed and laid down, tho remainder surf ace sown. ThoTawhara Valley adjoining the township is probably tho richest Land in tho Colony ; wheat grown there sent to Sydney Exhibition weighed 7U-lbs per bushel, taking the bronze medal. " The Wool, chiefly fine cross-bred, by last mail advices, reached lid per lb. About 2000 acres, of tho low Land are drained, ploughed and under grass, and about 5500 acres aro surface sown with English grass. About 80 miles dividing fences, besides sea and river frontages. The Homestead at Kiwi Flat has a substantial new house, ■men's house, large stable with loft, also detached stable with two loose boxes and yard for entires, smithy, offices, stock and shecpyards, paddocks, and store at the river landing, woolshcd, huts, large yards, and paddocks at Whakamahi on tho seaboard, outstation cottage and yards Monganui Valley, Napier road, and shepherd's huts and paddocks at Ohincpaka and Waihua river, Speedy and large hydraulic wool presses. The wool is taken from tho station by coastal steamers to tho ships in this bay at 4s per bale, tho distance from Napier 35 miles. There will bo over 20,000 Sheep and Lambs, two-thirds of them cross-brods, and a small Merino stud Hook about 400 from Tasmanian imported. Tho sheep will not be sold till after shearing, the sale of tho land being fixed for 3rd October, and of the sheep on the 28th November, in lots to suit purchasers. Note.- —Every block has been selected with the greatest care, so as to form convenient and easy worked homesteads. The reserves will be almost nominal, as tho property must absolutely be sold. Every attention will be given to visitsrs wishing to inspect the property. Also goodwill of 585 acres Leasehold and 23 acres Education Reserve Leasehold near Wairoa. Terms— 10 per cent, deposit, tho balance of onethird Cash on execution of deeds at date of delivery, balance in threcyears bearing 7 per cent, per annum. WAIREKA, 11,000 ACRES FREEHOLD, CROWN GRANT.—Three sides good natural river and forest boundaries; the other side wire fence. Fully twothirds of this estate is very rich land, low hills in the basin between tho Waiau River and Tukarangi, about 25 miles west from Wairoa. Fully 2000 acres in six paddocks arc surface sown ; comfortable now well finished and furnished house, cultivation paddock, garden, men's house, new woolshed, sheep, stock, and milking yards. By additional surface sowing this property would soon carry 15,000 sheep. At present there aro 4300 very well bred Merinos, including a small Stud Flock, 15 Horses, about 50 quiet Cattle, and Team of Bullocks, a valuable lot of Station Plant, Fencing Wire, &c, with Sheep and everything given in, 30s per acre is about the estimate as it now stands. Terms—Onefourth cash, balance at 2 and 4 years bearing GJ per cent, per annum. ARDLUSSA, G9OO ACRES, about 18 miles from Napier, Land Transfer Act, in six subdivisions by Avire fencing and deep-banked streams, and about 8 miles frontage to the Tutaekuri river, also Shearing and Cultivation Paddocks, very rich land, limestone downs and small plains, several small lakes, fully half of the estate sown with English grass and harrowed, but considerable portion only lately sown, carrying now 7000 Cross-bred Sheep (2GOO of these aro fat wedders). When all under grass will carry an average of 3 sheep per acres. New woolshcd and yards, manager's and mon's cottages, a few Dairy Cattle, Team Horses, Dray, donble and single Plough, Harrows and general station plant. Carriage 30s per ton to Napier Port. If this property is not sold as a whole it will bo offered in 3 lots, viz., 2067, 3322, and 1506 acres respectively. Half of tho purchase; money can remain till April, 1889, at G per cent. Terms for the remainder can be arranged. WTAIKARE, GOO ACRES FREEHOLD, YY fenced and sub-divided, namely all surface sown, and 1000 well-bred Merino Sheep. Note.—Adjoining 600 acres, also improved and comfortable house, garden, &c, may be leased for 7 years tp the purchaser of the above at a very moderate rent. Three miles from mouth of Waikare River, 30 miles from Napier. Tho Sheep on Ardlussa, Waireka, and Waikare will, if desired by intending purchasers, he offered by auction on same day as the sale of these Lands for delivery after shearing at a schedule price for tho various ages and sexes.
