FLATS
Sir, —I bought three fair-sized houses ■and turned them into flats. I charged good rents and was never without a good class of tenants. I was well satisfied for about three years with my venture. Then newly-built, more up-to-date blocks of flats were built. The Government sent up taxes, reduced rents, and increased wages. I had to let to a different class of tenants. High rent tenants control themselves and their children; low rent tenants do not, and their children are destructive. My accountant told me I was paying my plumber £IOO a year for repairs, and advised me to sell my properties, buy Government bonds, and have no more worry. I advise others to do the same. No more flats for me. —Yours, etc., ONCE BITTEN TWICE SHY. June 4, 1943.
