Ehk long, settlement on Patetere, judging from the present rate of progress, promises t) almost surpass anything of the kind ever attempted in any other part of Now Zealand. There are many things which tend to the realisation of this veiy desirable object, which probably never favoured the settlement of a)iy other block in the island, and, if so, not to the same extent. Of these we might particularise nature of country, quality of land, accessibility by road, favourableness of climate, abundance of water, and close pioximity to a good bush. These may bo teuned the natural features of the block, which, though very attractive in themselves, arc much enhanced by the artificial qualities which have been called into existence by the enterprise of the promoters of the settlement and the original purchaser-! of the block; viz.: class of .settlers, system of settlement, immediate 1 ail way communication, and above all unbounded confidence on the part of everybody who lias been identified in retrieving the land from its recent wilderness, in the success of then undertaking. Where the pioinofccis of any scheme have not confidence in their undertaking, it is an evident conclusion j that the undeitaking itself never can arrive at a very successful issue ; and so in this ca*e success has been the natuial and deserved result of confidence. In a pievious issue we lcfened at length to some of the most recent improvements noticeable on Patetere. The now clubhouse, which is an exceedingly handsome and commodious building, anil which is biiing constructed with nviivy convenience, including the necessary otithoii.se accommodation, \vi)l shortly be completed and occupied, some of the occupants having already arrived. A large area of the land in the vicinity of the clubhouse has been ploughed and sown down in grass. The soil has a veiy healthy appearance, and should come up to anticipation, if it does not exceed it. Ti cc planting i-, being canied out on an extensive scale, nnd this should open a splendid prospect for a nursery on the block. As to the i-stablishment of an industry of this kind, we ha\e been given to undei stand that the company would favourably cnteitain such a proposal, and affoid every encouiagement and assistance in their- power. The township is fast developing into shape, a number of the sections having alieady been taken lip, notwithstanding the detei urination of the company not to dispose of them until the railway is well ad\ ancrd.
