Sale will commence punctually at 12 noon, and close at 4 p.m., thus giving those who purpose attending this sale an opportunity to return same night, or ample accommodation will be provided those who wish to remain till the following day. p O R SALE. Farm of 1686 acres in Tamahere, three miles from the town of Hamilton, Waikato, abutting Public Road to Tamahere Railway Station. The whole of the land is cultivable, rich, and level throughout, well-watered, and all fenced, with the exception of 612 acres unimproved, from which the fern lias been lately burnt off, making the land fit ior immediate ploughing. Some 600 acres have been cleared, ploughed, and put under grass. There are 12^ miles of double ditch and bank, with live fence or wattled, single ditch and bank with three and four wires; also, post and seven wire fencing. The whole block can be taken by any one purchaser, or to suit the convenience of parties requiring smaller areas, can be divided into five or six compact farms as below. Exact area of plot to be ascertained on regular survey. No. I —l'lot 050 acres, more or less. Ihe Mangaonua Railway Station is less than half a mile from the N.W. boundary of Plot No. 3, and the Tamahere Station 3 ot a mile from the S E. boundary of Plot No. 4, comprising 250 acies. Jiotb tkesc plots can be taken together or separately, l'rice. £3 15s per acre. Terms : If the whole block be taken by any one purchaser, or by several conjointly, £7500. If each plot be sold separately, then at the late noted opposite each. One-third cash, remainder can remain on mortgage at 7 per cent. The above rates are much below those obtained for precisely similar quality lands abutting this estate, ranging from £4 to £7 10s per acre (including portions unimproved). The proprietor, however, being desirous of disposing of his property has fixed low rates in order to effect a speedy sale. This property is surrounded on all sides by adjoining farms.
