" Having been reqviostcd to supplement our former report ol the 7th December last with a statement of the receipts of the Empire Hotel for the four mouths from the Ist November last, we have accordingly made a further examination ol the books of the Empire Hotel, ami have to report Unit the receipts of the business for the four months from the Ist November to the !J9lh February Inst, inclusive, as shown therein, amount to £10,871 ss. lid. " This brings the total receipts for the year ending 31st Dccomber, 1903, to £28,671 10s. sd. "BADIIAJI & BINS, " Professional Accountants and Auditors." It will bo seen from the reports that the receipts show n marked increase year after year, rising from £14,010 for the year 1900, to £28,671 for the year 1903—nn increase of over 100 per cent, or more than double. Compared with 1901, only two years ago, when the new buildings were completed, the receipts for 1903 show an actual increase of over 60 per oant. An examination of the boohs shows that the receipts for January mill February, 1901, amounted to .65,570 10s. lid., which is at the rule of £33,-12 li per annum. "The Empire Hotel." This palatial hotel, recently built and re-constructed, may umbo classed as equal to any establishment of its kind which the Southern Hemisphere can lioast of. The position of this building may be said to be the most valuable in point ot situation and convenience which could be selected for private or public enterprise out of llie tvliole of the. Capital City of New Zealand. The "Empire" lias frontages to two of the most important business streets of Wellington City- Willis Street on the one side and Victoria Street on the olht-r—ami to each ot these streets it presents a handsome and imposing front. The area covered by the hotel represents a length from street to street of 100 feet, and the frontages to Willis and Victoria Streets are 75 feet and 71 feet resp lively. The straightening of the Hutt Mway lifts been agreed to by Parliament, and'this important public work has already begun. The improvement of the Hutt ltoad is a work also to be put in hand immediately. It is neodless to say that tho'Bollovuc Hotel and Gardens will immensely profit by these improvements. " The Mansions." One of the finest establishments of its kind south of tho line is the handsome new boarding-house known as " 'l'he Mansions," situated in Gli'tznee Slrccl. Tho lino proportions ol this building, as it towers in its garb of white above those buildings which surround it, immediately arrests the attention in the panorama of Wellington City. The building, which is three storeys high, of brick and stucco, has a frontage of 47 feet (i inches to Ghuznco Street, by a depth of Cli feet if inches. Tho furnishing is of the most palatial character, M nw* ho seen from "'i fact that it lias cost nearly £4,000. Financial Aspect. THE EMPIRE HOTEL. The fullest investigation of the books and accouuw i'i the Empiro Hotel has been made by Messrs. Badliam & Biss, professional accountants and auditors, Wellington, Their report shows that from June, 1899, to October, 1903, the receipts totalled £83,20(5, against disbursements, £51,371, leaving a not profit of £81,885. In the expenditure is iucluded tho sum of £1(109 I'Jj IOJ, which is an extra outlay incurred in repairs, upkeep, and generally improving the property. .» The Values of the Properties. As to the values of tho thico properties, reports on QjbUl liavo been obtained from the leading valuers of the city, men who are woll known in Wellington for their absolutely unbiased judgment, skill, and experience in this class of business for a long poriod of years, and generally their" bedrock" valuations. The whole of these three properties haye been carefully valued, and there is no doubt that if sold in tho open market to-day they would realise considerably higher prices. Moreover, from tho fact that business in Wellington is expanding enormously, and that the values of these three properties must increase proportionately year by year, it will bo admitted by everyone that tho poEßlbilitios_ ol the company must bo very great indeed, and that its earning facilities, which are already so high, must be materially enhanced in the immediate future.
