D WAN AND CO Have Eeceived Instructions from ME. JOHN BBHAN, who is relinquishing business in Charleston, in consequence of joining his brother in America, to sell, by PUBLIC AUCTION, on the Premises, Corner of Princes and Camp-streets, Charleston, on the Pirst Day of June Next, if not previously disposed of, the Whole of the above named property without reserve.

The Auctioneers, in calling attention to the above sale, beg to be allowed to more minutely describe the above property, the better to give the fullest and most reliable information to Speculators, Hotelkeepers and others in search of good, safe, and lucrative investments. BEHAN'S HOTEL Is well and substantially built, of wood and iron, on a full-sized allotment of 33ft. x G6ft., on the corner of Princes and Camp streets, in the town of Charleston, and Province of Nelson ; and at no further distance from the District and Resident Magistrate's Courts than that the business of the Courts may be heard without difficulty from the bar of the Hotel. The rooms consist of eight—large and well ventilated ; together with Bar, Bar Parlor, and Kitchen. Stables capable of accommodating twelve Horses, and conveniently situated in the rear of the Hotel, and approached by a ten-feet right-of-way.

HORSE AND JOCKEY HOTEL Is situated alongside the above — only separated from it by the abovenamed right-of-way, which is for the use and convenience of both Hotels. This house Mr Behan has let to a good tenant, who pays a fair rental, which proves this portion of the property to be no dead stock.

THE BILLIARD TABLE Is one of Alcock's best—full-sized, and quite new, with Balls and Cues, complete. THE HORSES consist of two staunch joung Draught Horses, and five sharp, active young Hacks, in good fettle. THE WINES AND SPIRITS AND FURNITURE Are of the best description. The character of the Proprietor warrants all this. No money or expense has been saved in making for Behan's Hotel, a name it truly merits —a first class house. Erom the vastly-increasing value of Property on the Nelson SouthWest G-oldfields, from the already unusual demands for business sites in the town of Charleston, from the reappearance among us of so many merchants, traders, and others who have realised the inconvenience of shifting about to unsettled mining centres, and from the enormous* amount of money to be expended in this district, both by Government and individual enterprise, not speaking whatever of the unparalleled yield of gold in and about Charleston, the most unthinking mind must arrive at the conclusion that the above property, taken as a speculative investment (and not looking at it, as we should, in the light of purchasing to occupy) cannot be equalled in the whole of New Zealand.
