The Wairarapa Daily. TUESDAY, DECEMBER 4, 1888. IRRIGATION COLONIES.

Mr T, E. PjtiOE.of this totfn,:brOught r back ; with him amongst other ; mementos of his visit to Victoria, • some extremely interesting Laiid-. books and pictorial illustrations of tue Australian Irrigation Colonies. On the great-river Murray, some 800,000 acres of hitherto useless and ' comparatively worthless lauds are ' now in.process, of conversion into vineyards and fruit farms by means [ of artificial water works. The projectors of this large undertaking, I Messrs Cliaffoy Bros, como from the States, whore irrigation is a practical science, which has already changed ; millions of acres of sterile plain into 1 rich corn-growing territory. They are simply specialists in this particular .Yankee notion, and it is a thousand pities that a few intelligent Americans do.not como to New Zealand, and show us the processes by which the settlers in the States increase the productiveness of their soil, The effect of irrigation in Victoria has been practically to endow it with a new territory, which will maintain in health and comfort, a very considerable rural population, The plan of Messrs Chaffey Bros, involves the expenditure of a considerable capital, because thoy not only undertake to distribute an enormous supply of water over a large area for irrigation purposes through concrete and iron piping, but they lay off and form splendid roadways, plant numberless shade trees, and provide for the educational progress of tho settlements formed under their auspices. Of course, the expeuses of suoh an enterprise add very materially to the value of the land. Messrs Chaffey Bros, obtain £2O eaoh for small town allotments, and for villa and suburban lots from £ls to £4O per acre, ' Such prices may seem high, but as compared with the productive oapacity of irrigated soil, they are low. In America, the value of such lands in fruit cultivation has frequently risen to over one hundred pounds per acre. Ten acres of such laud will produce a sure crop each year adequate for the maiuten- ' ance of a family, and if the little ' irrigation farm exceed this size hired \ labour is necessary to oVjusticetoit, i Returns of from £BO. to £SO per acre 1 ctiu.be procured from irrigation farms I when planted in vinoyards or in orchard. The model small farm of 1 the future will not be the forty or ! hundred aore section, but the few ' acres of irrigated'orchard or vine- ' yard, "No. doubt inline irrigation \ farms will be establishoil in tiieflorth. , Island of' New Zealand, but we fear i that they cannot as yet be projected f with the saiiifl prospect .of success' wbicji is afforded in Victoria and ' South One great advan- J tage of the River Murray settlements , lies in the faot that there is oiieap j carriage l by water and rail to two I great markets, viz., Melbourne and ' Adelaide, and jiowever great tho pro- ( duce of the .irrigation area may be, it ' is certain that it will 'always find a ' steady and reliable market whioh is ( unobtainable in New Zealand.. It is, ] however, a useful piece of knowledge ( for New to lay to heart 1 that an irrigated' aote ."of land is ' worth say-five times as niuoh money ' as an unirfigated will pro- ( duce five times as .large- a crop of , fruit. |f tjijs knowledge cannot be i applied to largo areas b,y cppijiej < and speculators, it cau, in 'many '! instances,-be utilised by enterprising | individuals on small allptments.,.Thp.

The inania for purloining, papers appears, we ire sorry to say, to have extended to- onr respected follow townsman, Or Gapper. At a meeting of the creditors of that redoubtable finii, Messrs Brown, Eodgers, aiM Nees, held yesterday, Mr Gapper proudly related how he had surreptitiously romoved a document from the office of a certain -Wellington resident.' Now we must object to a /public proclamation of such a.questionable action passing unnoticed. That Mr Gappor's intentions were good wedo not doubt, but the action in which he gloried was one of downright- dishonesty. Even with a worthy motive in-view, and with a desire to bring about all that justice \ required, ah unworthy or dishonest! action' is not permissible.. We know j sufficient.of Mr Gapper to give him credit for good intentions, but, we trust he will not again place himself before the public in such a questiona-: bleposition... '• ~<\,,/v:
