TOWN LANDS TRUST.

The regular monthly meeting: of the Town .liahds- Trustees was held 011 Friday;: night. " Present-Messrs W. Lowes (Chairman), McEwen, Hare and'Eenall. :

. The minutes of last meeting were confirmed.

The Treasurer reported.a credit balance of ,£5514s 9d. ■ A letter was read from the Colonel Tayler, of the Ghristchurch Salvation Army,'' stating they wero perfectly satisfied with the. lease as it existed for the Mnsterton barracks, without going to the expense of- drawing & fresh one. ' ■ •

Mr-Hare said they were acting rather foolishly, as'when they erected a residence, on. the section in consideration of the improvements, the Trustees • consented to extend the term, but that was their own: look out,. ' .v ; '• ;Mr William Francis .applied 1 to re-lease pai't of Nos7, town acre, for 21 years at £8 'per . annum, The present lease expires next January. Mr 0. McKillop applied to release for 21 years, the premises at present occupied by him, being part town acre .No |BB, and offered to erect a substantial building thereon, and give part of the'section to widen Dixon-stveet.' .

The' Chairman suggested that a committee should be appointed to deal with such applications, as several leases'. ,woiild fall in in the;'samflAvay. shortly.:: Tho properties. might be inspected and reported.upon at the next meeting.. He thought the Trustees should have a valuer to fix the reserves at which they should be re-let . In the matter of leases under the compensation clauses, it did not follow that the Trust funds should be chargeable for the cost of valuing improvements,. it being customary for the-lessees to bear that expense generally.

On the motion of Mr MeEwen it was resolved to appoint a Committee of three, consistiiig of the Chairman, and Messrs Hare and Renafl to consider applications for the renewal of leases. :

Mr Hare suggested, iu seconding the motion, that the same Committee be appointed to draft a form of lease, and have the same printed so as ; to put lessees to as little, expense'as possible, and the motion was carried with that addition. Mr W. Sellar wrote offering to take up MrCullen's lease of part 1 section 85, Town Acre, at £B, £O, and £9 per annum, for 21 years, under the compensation clauses.

Mr McEwen moved, and Mr Heron seconded, that the letter stand over for a month, as the arrears due by the present lessee were,not paid.— Carried.

The black list was read, and in the case of one tenant, who had been given an extension of time to pay up his arrears, it was resolved that unless the first half of his arrears be paid .within fourteen days, tho lease bo cancelled. .

Mr W, Cullen waited upon the Trust and asked to be allowed to surrender his lease on conditions that the arrears were paid up. He had done some improvements on the section. .

Mr Haromovod and Ml- McEwen seconded, that providing Mr Cullen paid up his arrears by noon on Saturday he be allowed to surrender. The Chairman said it was a had precedent to establish, but he thought it would bo better under the circumstances to accept the surrender. 'Mr Renall expressed similar views •to tho last speaker.. . ; • ... ■ On tho suggestion of tho chairman the following words were added " And, that this shall not be considered a precedent." Tho motion was then carried, ;

In tho caso'of the tenant who was in arrears, it was reported that the lessee had sub-let i and was receiv-. ing a rental of 8s per week for the property.. The Chairman pointed out that it would be a hardship to distrain upon the sub-tenant. He suggested that 14 days notice ho given the lessee to pay up all arrears. 'Mr Hare moved that 14 days notice be given to pay up, and if that were done the surrender •of tho lease he accepted. In tlio meantime tlie Secretary to give notice to the occupier of the house to pay no more rent to tho lessee.—Carried, • This concluded the business,
