Important to all those colonists who desire to see a happy and industrious people settled on the lands of the colony, In the EXCHANGE LAND AND MEROANTILE AUG HON ROOMS. Manners-street, Weiiimoton. ON PftliiAY NEXT, JANUARY 18, At 1 o'clock p.m. m KENNEDY MACDONALD andl, Co ure favored with instructions from the Wellington and Munawatu Railway Company, Limited, to sell by public auction as above, about 12,000 ACRES of GRAND AGRICULTURAL and PASTORAL LAND, Situate near the township of Otaki, being the Blocks Nos 3, 4, 6, 7, 8, of the Kaitawa Survey District, subdivided into over aixtv sections, ranging in area from fifty-six acres to seven hundred and forty seven acres each, A number of the smaller sections are pure agricultural land, while the larger i areas are part agricultural and part pas-1 toral. They are splendidly watered, and the timber upon them is mixed tawa, rimu, etc. On Beveral of the sections will be found magnificent totara; the whole of of the timber used in the Otaki Bridge, and tho sleepers required for the railway having been cut from portion of the bush. Tho land is flatand undulating, undulating and hilly, and somo of the flats have very ricli river deposits, The soil throughout is classed by experts as exceedingly good, tho only stony portions being those on which the totara is found, and tho value of this timber for sawmill purposes makes the land upon which it grows exceptionally valuable. All the sections are reached by partly cleared roads' running from the railway stations at Te Horo and Hautere, about 44 miles from Wellington, the centre of the blocks being about 2,\ miles from the railway stations, aiid thence in various directions throughout the blocks. Tho aim of the Cmpany being to soil their lands to bona tide occupiers, and so create traffic for their line, liifjli prices are not looked for; the Company, as a railway proprietary, recognising that a largo and energetic .body of settlers occupying high-class land, purchased at a low price, will be of more permanent value to them and the community than if they sold a limited area at high rates, This result is already being achieved, a large number of fanners, sawrnillers, and others being in actual occupation of the lands sold by the company during the past eighteen months. Many hundreds of acres of bush are now down ready for burning, and not a few of the previous buyers haye been offered handsome profits on'their investments. In order to increase the satisfactory result, the terms of sale are still fixed on a basis which will, we feel buto, be appreciated by all who desire to see the lands of the country speedily settled. They are as follows • DEPOSIT AT THE AUCTION SALE 10 PER CENT, > The Balance of 90 per cent, to remain on mortgage for SEVEN YEARS, bearing interest at the rate of FIVE PER CENT per annum. In order to induce occupation and improvement, the purchaser will be required to enter into an undertaking to oxpend during the first three years by his own labor or otherwise, an amount equal to 10 per cent per annum of his purchase-money, or in lieu thereof, should he prefer to let his section lie idle, to to pay, in. reduction of his pufchaso money, 10 per cent, per annum in cash, THE TITLE IS LAND TRANSFER ACT.
