' ■ Written tenderß (in sealed covers) are invited, in accordance with " The Laud Aot 1877 Amendment-Act, 1882. The prioe tendered muat be stated in writing as well as in figures, accompanied by a statutory declaration, together with six. months' rent at the rate tendered, and a fee of Mi 10s for lease and registration,, to'be lodged with the Commissioner of Grown Lands, at the Crown Lands office, Wellington, not-later than 4 o'clock p.m. >n Wednesday, the 10th December, 1884 The tenders will he opened at the meeting of the Land Board on Thursday, the 11th December (the following day,) at 10 o'clock a.m., when the highest tenderer, if the tender shall equal or «oeed the upset annual rental per acre tixed by the Board, will be declared the lessee. The tenderers must appear at the Land Board, either in person or by an agent authorized in writiui;, on the day on which the tenders are opened, Plans and schedules of the sections, and copies of the regulations under which leases will be Bold and issued, also forma of tender and declaration respectively, can be obtained at the Distiict Land Office, Wellington ; at any of the other Land Offices in the colony; and may also be seen at the Railway stations and Post Offices in the Welltugtuii Provincial Dis'rict. The numbers uf the section nnd block I with the name of district, must he written ' on the covers. The letter being; on " Public Service only," and addressed to the Commissioner of Crown Lauds, need not be stamped, being free of postage; neither does the declaration require to be Any person ;of eighteen'"jears of age and upwards may become a lessee under this system. In the event of any person tendering for two-or mure lea?es the deposit of a sum equal to one halfyear's rent.of.the tender largest in amount shall be sufficient, together with the sum of fl 10s. to pay for the' lease and registration thereof, paid either in cash, marked cheque, or. - bank draft, made payable to the Receiver of Lund Revenue, Wellington : Provided that in the case of a person tendering for two or more leases, such as he may in the aggregate become Iho lessee of under the Act, namely, in the case where the lands comprised lit tlie several leases adjoin each other, iu such case the deposit shall be a bulf-year's rent at tho rate tendered for each such lease, and also the sum of £1 10s. in respect of each such lease, the fee for preparation and registration of same. Any lessee who has fulfilled all con--ditions of improvements wnhin six yeais can acquire the freehold of his lease on payment of the price fixed at the time tho lease was granted, provided the payment is made within eleven years of the com--meucement of the lease. Note.—Limits of area for each lessee : No lease shall be made to any person owning, nor shall any person be capable of becoming the lesßee under a lease, or a sublessee, who owns Bny freehold land, or land hold under lease or licenso under the Crown whereby such person shall become either the owner, tenant or occupier in the whole, either by himself or jointly with any other person or person, including the lauds comprised in the lease, of a greater area than G4O acres anywhere in the colony. The sections comprised in the Schedule are situated at Pahiattta, in the Maugaune Block, in the Kopuaranga Distinct, about Dreyers'Rock, near Dreyer(own, and front uooti or are adjacent to the main road connecting Masterton and Woodvillo. Branch roads.have boon formed through the sections at Dreycr's Rock, Central Manutone, Hawea, and Paniatun, at distances respectively from Masterton of about fourteen miles, thirty, one miles, thirty-live miles and forty miles, Tim Mangahao seoiions are within fourteen fniles of the Town of Woodvillo, The Main Trunk Railway from Wellington to Napier is now being constructed to a point about seventeen miles north of MastertoD. Sites for railway stations have been selected at several points,
The whole of the sections are covered with forest, the principal trees being tawa, rimu, hinau, rata, tahikalea, with to-am in places; the undergrowth is, as a rule, heavy; the general character of the soil is good, and in some, places is of first-class quality, the formation being limestone, clay, marl, sandstone, &c The country is generally hilly and undulating, but there are large rials aB well as broken grounds within the area ; it is well watered, and, as the climate is also favorable the land should, when cleared and brought into cultivation, prove well adapted for pastoral, and to some extent, agricultural purposes.
