IN all new leases (which shall be by auction only) issued by the Trustees, there shall be a provision for compensating lessees at tho expiration of thoir term for all perma-. nent improvements effected by them, Such compensation shall be arrived at by avaluatiODof the improvements, made by two competent valuators, one of whom the Trustees shall appoint. Such valuators may, if necessary, call in an umpire. Tho cost of valuation to be borno by each party equally. The amount of such valuation shall bo paid to the lessee as follows:—The property shall be re-leased at auction, and the improvements valuation shall bo a first charge upon it; or, the Trustees may at their option pay the amount of valuation and tako over the property without waiting to re-let the same, EXISTING LEASES. That any of the present lessees may avail themselves of the provision of payment for improvements ujton the following basis That the existing leaso be surrendered and a now extended leaso granted. That tho present improvements bo valued and an additional rent paid to the Trustees annually, such addition to be a porceiitage upon the value of tlie improvements, Tho Trustees to deal with each case upon its merits, and their decision shall be final.
