HA I.COM HE k BHHRWELL have received instructions from the Directors nf the Emigrant ami Colonists' Aid Corporation to sell by Public jluction, at VeiUlinc, on WEDNESDAY, theilith MARCH, 1879, J'ivo IhiiidiTil Ki'i-Icomprising over 10,01)0 acres, being Village. Tnv :i, S'nburban, and Rural lands, in KaUns wiping from a Quarter-acre to 500 Acres, thus ollcring opportunities for profitable investment to all Classes—to Tradesmen, to Laborers nf every description, to farmers wishing to make homes in this prosperous settlement; and especially to Saw-millers and Bushmen desirous of reaping a golden harvest from the Wanganni Timber Trade. The following are the several Properties which will be ofi'cred for sale I.—oooo acres Rural Land, in 41 sections, varying from 50 to 500 acres. This magnificent tract of country is the pick of the Manchester Block. It lies all in the Valley of the Orowa, is very level, is very well watered by several permanent creeks and by the Orowa River; yet no part of it is Hooded, nor lias it an acre of swamp. It lies within 2i miles of Feilning, and within 2 miles of the railway. It is connected by a good metalled road running right through ir, with the town of Fielding and the now town of "ylsblmrst" on the Manawatn fiorge. Many of the sections are covered with very light bush, chiefly tawa; several, on the other hand are very heavily timbered, with a large proportion of totara, and are as lino sawmill sites as could be desired. Except with regard to the totara land, purchasers will have the choice of taking up any of these lands on lease, with of purchase, on very easy terms, ll.—The Corporation portion of the new town of "Aslwrst," comprising 190 acres, divided into 342 sections. This is a sister town to Feilding and Halcombe. The town itself ami the country round is being dealt with in the way of lion'a fule settlement and roadmaking in precisely the same way as Feilding and llalcoinbe. Investors may therefore confidently look forward to a similar success to that which has attended those who wero so fortunate as to be the first investors in those towns. '' jlslihurst" is now connected with with Feilding by a a good metalled road running direct through the Manchester Block, It is on the main coach road from Palmerston to Napier, The main railway line from Wanganui to Napier runs ilirougb the heart of it. The tvallic from a very large portion of the Manchester Block, anil from nearly the whole of the Wanganui Harbour Board Endowment Block, must converge upon this town, and meet the railway at this point, and as, in addition to the road lines completed, other roads are now being rapidly opened in several directions from it, " Ashhurat" must be the central depot of an enormous timber tiado, there being more totara in its neighbourhood than anywhere else in the Manawatn. This town is the centre of the operations of the Corporation now, aud must continue to lie so for the next three or fmir years. Independently of its importance as a convenient centre for a very large area of country, "/Ishhnrst," from its proximity to the florae and to the meeting of the waters of the Mangiiia and Manawatu Ilivers, is most interesting aud picturesque, and as lias been frequently observed by travellers in the Napier coach when passing through, " It seems specially designed by nature for the site of an important town." lll.—Thirty Suburban Sections of Halcombe, comprising 389 acres, the sections varying in size from • ."i to 40 acres. This block of suburban sections lias been hitherto reserved from sale, It lies on the boundary of the town itself, within half a mile of the railway station, and is opened by ji goodmetallcd road running right through it. The whole of this block is covered with good timber, either for sawing splitting or for firewood;; and as this is the nearest available bush to li.mgitikei and Wahgamd the timber on these sections has a special value independently of the land, which both for position and quality can hardly be surpassed. These sections would be an admirable investment for any working man.
IV.—The Corporation portion of the Town of Cheltenham, containing 8!) town and 5 suburban sections. This is a reserved block on the Kimbolton Road, on the boundaries of the Manchester and Kitvitea Ulocks, It is about S miles from
Keilding. The town sections mostly front on the Kimbolton lioad, which is the main road front Feilding to the interior, and i.s made ami metalled from Feilding through this town and some miles beyond. The town sections now uttered are quite equal, if not not superior, in position to those which at the sale of the other part of the town a week ago realised from .£HO to £l2O the quarteracre. On the suburb,in sections which lie along the Kiwitea Stream are to be found some of the finest clumps of totara in the country. One largo sawmill is now being owtai two miles north of this town, and Cheltenham must be the centre of a large timber trade, which the extension of the Kimi'olton J'oad is rapidly developing. V.—The Village ofStamvay, The Village comprises 21 small sections.
It is situated at the junction of the Stanway and Makino roads, two of the main metalled roads 011 the Manchester Block. The whole of tiie country round this village king occupied, im opportunity is offered by the subdivision and sale of this reserve for tha saw-mill or other laborers about to make a convenient freehold for themselves, The land is clear of bush, and as tlie village of Stanway is at (lie junction of three metalled roads leading to Halcombc, Feilding, and Morton, it is a favorable situation for a store, a blacksmith's phop, a carpenter, and a few other tradesmen. Plana of the several Blocks may he obtained from C. P. Powles, Hunter-street, Wellington ; or, if applied for by post or telegraph, to Messrs Halcomiie and Snun. will, Feilding, will be forwarded by first post, free, to any part of the Colony. TERMS OF SALE. 1. Cash,—P»y which is meant a deposit of 10 pei cent, on fall of the hammer, the balance payable at any time within twelve months, and bearing interest meanwhile at 1 per cent.; but no interest will be charged if the balance is paid within six months. '2. Defhrheu Payment. =Modt of the rural land, excepting some special timber blocks and some of the, larger suburban blocks, may lie taken up by the purchaser on deferred payments, in the form of lease, with right to purchase. The terms will be L'o per cent, added to the price bid at auction, and payable on the Mtli June, 1884, or at any previous lime, and meanwhile hearing a rental at the rate of 5 per cent, on the purchase money, the rental being payable halfyearly in advance. For example : a block for which a cash price of 11 per acre is hid at auction, th(! deferred payment price will be £5 per acre, payable on liOlli June, 1884 ; tho rental iis per acre, of which 2s (id must be paid at the full of the hammer, All titles are under the Land Transfer Act, and can lie given within a week after the payment of the purchase money. The auctioneers can conlidentlyrecommend the above Lands, or any of them, as certain to be profitable investments. The eharacter of the Corporation colonising arrangements arc now sufficiently well known to be a guarantee to purchasers that all the country in their neighborhood will be thoroughly opened by roads, and bona Jhk settlement promoted in every possible way.
