Bttial, Snbureac, r.nd Tillage Lands, in tha Feiidiiig Settlement, Maneliostor Block, Manamtu, MESSRS, HALCOMBE & SHEUWiiLL liavo received instructions from the Directors o* tho Emigrant and Colonists' Aid Corporation to sell by Public /luction, at Fcildiug, wed; investment to all Classes—to Tradesmen, to Laborers of every description, to farmers wishing to malto-homes in this prosperous settlement; and especially to Saw-millers and Bushmen desirous of reaping a golden harvest from tho Wanganui Timber Trade. The following are tho several Properties which will be offered for sale :~ 1.—9000 acres Eural Land, in 41 sections, varying from 50 to 500 acres, . This magnificent tract of country i 8 the pick of tho Manchester Block. It lies all in tho Valley of the Orowa, is very level, is very well watered by several permanent creeks and by tho Orowa River; yet no part ol it is flooded, nor has it- an acre of swamp. It lira ivithin 2J miles of Feildin", and within '2 miles of the railway. It is connected by a good metalled "road running right through ir, with tho town of Fielding and tho new town of " .Mlmrst" on the i:anawatu Gorge. Many of the sections arc covered with very light bnsli; chiefly taiva; several, on the of her hand are very heavily timbered, with a large proportion of totara', aud are as line sawmill sites as could bo desired. Except- with regard to tho totara land, purchasers will have the choice of taking up any of these lands on lease, with right of purchase, on very «asy terms, if,—The Corponuion portion of the new town of "Aehuret." comprising 190 acres, divided into 342 sections. This is a sister town to Fcilding and Halcombe. The town itself and the country round is being dealt with in the way of bona fiik settlement and roadniaking in precisely the f.amo way as l'cilding and Halcombc. Investors may therefore confidently look forward to a similar success to that which has attended those who were so foit.mate as to be the first investors in those towns. 1 ' ylshhurst" is now connected with with Fcilding by a a good metalled road running direct through the Manchester Block, It is on the main coach road from Palmerston to Napier, The main railway lino from Wanganui to Napier runs through the heart of it, The traffic from a very large portion oi the Manchester Block, and from nearly the whole of the Wanganui Harbour Board Endowment Block, must converge upon this town, and meet the railway at this point, aud as, in addition to tho road lines completed, other roads are now being rapidly opened in several directions from it," Ashhurst" must be the central depot of an enormous timber tiadc, there being more totara in its neighbourhood than anywhere else in the Manawatu. This town is the centre of the operations of the Corporation now, and must continue to he so for the next three or four years. Independently of its importance as a convenient centre for a very large area of country, "ishhurst," from its proximity to tho Gorge anil to the meeting of the waters of the Pohanguia and Manawatu Rivers, is most interesting and picturesque, and as lias been frequently observed by travellers in the Napier coach when passing through," It seems specially designed by nature for the site of an important town."
lll.—Thirty Suburban Sections of Ilalcombe, comprising 38'J acres, the sections varying in sizo from 5 to 40 acres. This block of suburban sections has been hitherto reserved from sale, It lies on the boundary of the town itself, within half a mile of the railway station, and is opened by a good metalled road running right through it. The whole of this block is covered with good timber, either for sawing splitting or for firewood;; and as this is the nearest available busll to Hangitikei and Wuhganui the timoci' 011 these sections has a special value independently of the land, which both for position and quality can hardly lie surpassed. These sections would be an admirable investment for any working man. IV —The Corporation portion of the Town of Cheltenham, containing tj'J town and 5 suburban sections. This is a reserved block on the Kirabolton lioad, on the boundaries of the Manchester and iiiwitea Blocks. It is about S miles from I'eilding. The town sections mostly front on the Khnbolion ltoad, which is the main road from Feilding to the interior, and is made and metalled from Feilding through this [own and some milts beyond. The town sections now offered are quite equal, if not not superior, in position to those which at tlie sale of the other part of the town a week ago realised from 1130 to £l2O the quarteracre. On the suburban sections which lie along the Kiwitea Stream are to bo found some of Hie linest chimps of totara in the country. One large sawmill is now being erected two miles north of this town, and Cheltenham must be the centre of a large timber trade, which the extension of the Kimbolton Toad is rapidly developing. V.—The Village ofStanway, The Village comprises 21 small sections. It is situated at the junction of the Stanway and Makino roads, two of the main metalled toads on the Manchester Block. The whole of the country round this village being occupied, pji opportunity is, offered by the subdivision and sale of this reserve for tho saw-mill or other laborers about to make a convenient freehold for themselves, The land is clear of bush, and as the village of Stamvay is at the junction of three meialled roads leading io Halcumbe, Feilding, and Marton, it is «, favorable situation for ;i store, a blacksmith's shop, a carpenter, and a few other tradesmen, Plans of the several Blocks may lie obtained from C. P. Powi.es, Hunter-street, Wellington ; or, if applied for by post or telegraph, to Messrs Hai.cojiiik and Sm-R. wiu, Feilding, will be forwarded by first post, free, to any part of the Colony. TERMS OF SALE. 1. Cash.—Bj' which is meant a deposit of 10 pei cent, on fall of the hammer, the balance payable at any time within twelve months, and bearing interest meanwhile at 7 per cent.; but no interest will be charged if the balance is paid within six months. 2 Deferred Payment -Most of the rural land, excepting some special limber blocks and some of the larger suburban blocks, may be taken up by the purchaser on deferred payments, in tiio form of lease, with right to purchase. The terms will be 25 ppr cent, milled to the price hid at unction, aud payable on the 80th .lime, 188 i, or at any previous time, and meanwhile bearing a rental at the rate of» per cent, on the purchase money, tho rental being payable halfyearly in advance. For example : a block for which a cash price of £1 pel' acre is bid at auction, the deferred payment price will be £5 per acre, payable on 20th June, 1884 ; the rental lis per acre, of which 2s 6'd must be paid at the fall of the hammer, All titles are under the Land Transfer Act, and taii !.« given within a week after the payment of the purchase monev, The auctioneers can eonlicently recommend the above L nids, or any of them, as certain to be profitable investments. The character of the Corporation colonising arrangements are now sufficiently well known to be a guarantee to purchasers that all the country in their neighborhood will be thoroughly opened by roads, and hmt fule settlement promoted in every possible way.
