MESSRS. lIALCOMBE k SHEItWELL have received instructions from the Directors of the Emigrant and Colonists' Aid Corporation to sell by Public Auction, at Feilding, 011 WEDNESDAY, tho 2(itli MARCH, 1879,. Fivo Hundred Sections, comprising over 10,000 acres, being Village. Town, Suburban, and Rural lands, in Sections varying from ft Quarter-acre to 500 Acres, thus offering opportunities for profitable investment to all Classes—to Tradesmen, to Laborers of every description, to farmers wishing to nntlco homes in this prosperous settlement; and especially to Saw-millers and Bushmen desirous of reaping a golden harvest from the M'nnganni Timber Trade. The following aro the several Properties which will be offered for sale 1.—9000 acres Sural Land, in 41 sections, varying from 50 te 500 acres. This magnificent tract of country is the pick of the Manchester Block, It lies all in the Valley of the Oroiya, is very level, is very well watered by several permanent creeks and by the Orowa River ■ yet no part of it is Hooded, nor has it an aero of swamp. It lies within 2.J miles of Feiliiing, and within 2 miles of the railway, It is connected by a good metalled road running right through ir, with the town of Fielding and the new town of " yfshlmrst" on the Manawatu Gorge. Many of the sections are covered with very light bush, chiefly tawa; several, on tho other hand are very heavily timbered, with a large proportion of totara, and are as fino sawmill sites as could be desired. Except with regard to the totara laud, purchasers will have the choice of taking up any of these lands on lease, with right of purchase, on very easy terms, if.—The Corporation portion of the new town of "Ashnrst." comprising 190 acres, divided into 342 sections. This is a sister town to Feilding and Halcombe. Tho town itself and tho country round is being dealt with in the way of km fule settlement and roadmaking in precisely the same way as Feilding and Haleombe. Investors may therefore confidently look forward to a similar success to that which has attended those who were bo fortunate as to be the first investors in those towns. " /lshhurst" is now connected with with Feilding by 'a a good metalled road running direct through the Manchester Block. It i 3 on tiie main coach road from l'almerston to Napier. The main railway line from Wanganui to Napier runs through the heart of it. The traffic from n very large portion of the Manchester Block, and from nearly tho whole of the Wanganui Harbour Board Endowment Block, must converge upon this town, and meet the railway at this point, and as, in addition to the road lines completed, other roads are now being rapidly opened in several directions from it, " Ashhiirst" must be the central depot of an enormous timber tiade, there being more totara in its neighbourhood than anywhere else in the Manawatu, This town is the centre of the operations of the Corporation now, nud must continue to be no for the next three or four years. Independently of its importance as a convenient .centre for a very large area of country, "Ashhiirst," from its proximity to the Gorge and to the meeting of the waters of the J'ohangniii and Manawatu Rivers, is most interesting and picturesque, and as has been frequently observed by travellers; iu tho Napier coach when passing through," It seems specially designed by nature for the site of an important town." lll.—Thirty Suburban Sections of Halcombe, comprising 389 acres, the sections varying in size from ii to 40 acres. This blciek of suburban sections has been hitherto reserved from side. It lies on tho boundary of the town itself, within half a mile of the railway station, and is opened by a goodmetalled road running right through it. The whole of this block is covered with good timber, cither for sawing splitting or for firewood;; and as this is the nearest available bush to Rangitikei and Wahganui the timber on these sections has a special value independently of the land, which both for position and quality can hardly be surpassed. These sections would be an aibnirable investment for any working man. IV— The Corporation portion of the Town of Cheltenham, containing 89 town and 5 suburban sections. This is a reserved block on the Kimbolton Road, on the boundaries of the Manchester and Kiwitea Blocks. It is about S miles from Feilding. The town sections mostly front on the Kimbolton Road, which is the main road from Feilding to tho interior, and is made and metalled from Feilding through this town and some milcß beyond. The town sections now offered are quite equal, if not not superior, in position to those which at the sale of the other part of the town a week ago realised from £3O to £l2O the quarteracre. On the suburban sections which lie along the Kiwitea Stream arc to be found some of the finest clumps of totara in the country. One large sawmill is now being erected two miles north of this town, and Cheltenham must be the centre of a large timber trade, which the extension of the Kimbolton Road is rapidly developing. V.—The Village ofSt-anway, Tho Village comprises 24 small sections.

It is situated at the junction of the Stanway and Makiuo roads, two of the main metalled roads 011 the Manchester Block. The whole of the country round this village being occupied, an opportunity is offered by the subdivision and Bale of this reserve for the saw-mill or other laborers about to make a convenient freehold for themselves, 'l'ho land is clear of bush, and as the village of Stanway is at tlio junction of three metalled roads leading to Hulcoinbe, Feilding, and Marton, it is « favorable situation for astore, it blacksmith's shop, a carpenter, and a few other tradesmen. Plans of the several Blocks may be obtained from C. I'. Powles, Hunter-street, Wellington ; or, if applied for by post or telegraph, to Messrs il.\Lcojmr, and Siif.h. will, Feilding, will be forwarded by lirst post, free, to any part of the Colony, TERMS OF SALE. 1. Cash.—By which is meant a deposit of 10 pei cent, on fall of the hammer, the balance payable at uny time within twelve months, and bearing interest meanwhile at 7 per cent.; but no interest will be charged if the balance is paid within six months. 2. Deferred Payment. =Most of the rurpl land, excepting some special timber blocks and some of the larger suburban blocks, may be taken up by the purchaser on deferred payments, in the form of lease, with right to purchase. The terms will be 2ft per cent, added to the price bid at auction, and payable on the IjOth June, 1884, or at any previous time, and meanwhile hoaring a rental at the rate of 5 per cent, on the purchase money, the rental being payable halfyearly in advance. For example : a blook for which a cash price of £4 per acre is bid at auction, the deferred payment price will he £5 per acre, payable on 30th June, 1884 ; the rental as per acre, of which 2s 6d must be paid at the fall of tlio hammer, All titles are under the Land Transfer Act, and can be given within a week after the payment of the purchase money. The auctioneers dan confidently recommend the above Lands, or any of them, as certain to be profitable investments. The character of the Corporation colonising arrangements are now sufficiently well known to be a guarantee to purchasers that all the country in their neighborhood will be thoroughly opened by roads, and bom fide settlement promotod in overy possible way.
