MESSRS, HALCOMBE & SHERWELL have received instructions from the Directors of the Emigrant and Colonists' Aid Corporation to sell by Public Auction, at Feilding, oil WEDNESDAY, the 26th MARCH, 1879, ; Five Hundred Sections, comprising over 10,000 acres, being Village, Town, Suburban, and Rural lands, in Sections varying from a Quarter-acre to 500 Acres, thus offering opportunities for profitable investment to all Classes—to Tradesmen, to Laborers of every description, to fanners wishing to malio homes in this prosperous settlement; and especially to Saw-millers and Bushmen desirous of reaping a golden harvest from tho Wan- . ganui Timber Trade.

Tho following arc the several Properties which will be offered for salo 1.-9000 acres Sural Laud, iu 41 sections, varying from 50 to 500 acres, ' This magnificent tract of country is the pick of tlio Manchester Block. It lies all in the Valley of tho Oiwit, is very level, is very well watered by several permanent creeks and by the Orowa ltiver; yet no part of it is Hooded, nor lias it an acre of swamp It lies within 2\ miles of Milium and within 2 miles of the railway. It w connected by a good metalled road runnin" right through ir, with the town of Melding and the new town of " " on the Manawatu Gorge. Many of the sections are covered with very light bush, chiefly tawascvcial, on tho other hand are very heavilv timbered, with a large proportion of totara and are as line sawmill sites as could bo desired. Except with regard to tho totara land, purchasers will have the choice of taking up any of these lands on lease, with ri#ht of purchase, on very easy tonus, •ll' Tho Corporation portion of the new town of "Ashurst," comprising 190 acres, divided into 342 sections, This is a sister town to Feildiug and Halcombo. The town itself nud tho country round is being dealt with in the way of bona jiile settlement and roadmaking in precisely tho name way us Icilding and Halcouibo, Investors may therefore confidently look forward to a similar success to that which has attended those who were so fortunate as to 1)0 the iirst investors in those towns. " j4shhurst" is now connected with with Feildiug by 'a a good metalled road running direct through the Manchester Block, It i 6 oil the main coach road from I'alnuTston to Napier. The main railway line from Wangamii to Napier runs through the heart of it, The traffic from a very largo portion of the Manchester Block, and from nearly the whole of the Wanganui Harbour Board Endowment Block, must converge upon this town, and meet the railway at this point, and as, in addition to the road lines completed, other roads are now being rapidly opened in several directions from it, " Ashhiirst" must be the central depot of an enormous timber tiade, there being move totara in its neighbourhood than anywhere else in tho Manawatu, This town is the centre of the operations of the Corporation now, and must continue to be so for the next three or four years, Independently of its importance as a convenient centre for ut very large area of country, "ylshhurst," from its proximity to tho Gorge and to tho meeting of the waters of the Manguia and Manawatu Hivors, is most interesting and picturesque, and as has been frequently observed by travellers in the Napier coach when passing through, " It seems specially designed by nature for the site of an important town."

HI-—Thirty Suburban Sections of Halcombe, comprising 389 acres, the sections vaiying in size from 5 to 40 acres. This block of suburban sections lias been hitherto reserved from sale. It lies on the boundary of the town itself, within half a mile of the railway station, and is opened by a goodmetalled road running right through it. The whole of this block is covered with good timber, cither for sawing splitting or for firewood;; and as this is the nearest available bush to Eangitikei and Wahganui the timber on these sections has a special value independently of the laud, which both for position and quality can hardly be surpassed. lhe.se sections would be an admirable investment for any working man. IV.—The Corporation portion of the Town of Cheltenham, containing 89 town and 5 suburban sections. This is a reserved block on tlio Kimbolton Road, or the boundaries of the Manchester and Kiwitea Blocks. It is about S miles from Fending, The town sections mostly front on the Kimbolton lioad, which is the main road from Fending to the interior, and is made and metalled from Mding through this town and some miles beyond. The town sections now offered are quite equal, if not not superior, in position to those which at the sale of the other part of die town a week ago realised from £3O to £l2O the quarteracre. On the suburban sections which lie along the Kiwitea Stream are to be found some of the finest clumps of totara in the country. Ono largo sawmill is now being erected two miles north of this town, and Cheltenham must be the centre of a large timber trade, which the extension of the Kimbolton Hoad is rapidly developing. V,—The Village ofStanway, The Village comprises 24 small sections,

It is situated at the junction of the Stanway and Makino roads, two of the main metalled roads on the Manchester Block. The whole of the country round this village being occupied, an opportunity is offered l°y the subdivision and sale of this reserve for the saw-mill or other laborers about to make a convenient freehold for themselves, The land is clear of bush, and as the village of Stamvay is at the junction of three metalled roads leading to Halcoinbc, feilding, and Marton, it is n favorable situation for a store, a blacksmith's shop, a carpenter, and a few other tradesmen,

Plans of the several Blocks may be obtained from C, P. Povus, Hunter-street, Wellington; or, if applied for by post or telegraph, to Messrs Halcomise and Sher. will, Feilding, will be forwarded by first post, free, to any part of the Colony. TERMS OF SALE. 1. Cash.—By which is meant a deposit of 10 pei cent, on fall of the hammer, the balauce payable at any time within twelve months, and bearing interest meanwhile at 7 per cent.; but no interest will bo charged if the balance is paid within six months. 2, Deferred Payment.= Most of the rural land, excepting some special timber blocks and some of the larger suburban blocks, may lie taken up by the purchaser on deferred payments, in the form of lease, with right to purchase. The terms will be 25 per cent, added to the price bid at auction, and payable on the 30th June, 1884, or at any previous time, and meanwhile bearing a rental at the rate of 5 per cent, on the purchase money, the rental being payable halfyearly in advance, For example : a block for which a cash price of £ 4 per acre is bid at auction, the deferred payment price will be £5 per acre, payable on 30th June, 1884 ; the rental os per acre, of which 2s 6d must bo paid at the fall of the hammer, All titles are under the Land Transfer Act, and can be given within a week after the payment of the purchase money. The auctioneers can confidentlyrecommend the above Lands, or any of them, as certain to be profitable investments. The character of the Corporation colonising arrangements are now sufficiently well known to be a guarantee to purchasers that all the country in their neighborhood will be thoroughly opened by roads, and bona fale. settlement promoted in every possible way.
