' IMPORTANT AUCTION SALE > of ATTRACTIVE GRAZING PROPERTY j IN NORTHERN WAIRARAPA. 1 Known as ; THE BALFOUR ESTATE. ■ MESSRS DALGETY & COMPANY, LIMITED (Incorporated in England), will sell by public auction at the Pahiatua Saleyards on TUESDAY, the fourth day of May, 1943, at 10.30 a.m., the above property, situated in the Mangahao Survey District, containing 2,622 acres 2 roods 3 perches, more or less. The property is situated about two miles south of Pahiatua, on the eastern side of the Main WairarapaHawke’s Bay Highway. The property, which has a frontage of 1| to If miles, has a northerly aspect and lies particularly well to the sun. It comprises some rich drained swamp lands and easy hill country, all of which is rideable. It is well watered by streams and springs, and is ring fenced with seventeen main subdivisions, while there are nine or ten small paddocks around the homestead and woolshed. The front portion is a sound and healthy piece of country, with outcrops of limestone. On this area are the station buildings, which consist of a good sound seven-roomed dwelling, stable and implement shed, shepherd’s cottage, etc., and first-class wool shed. There is ample totara on the property for fencing posts, repairs, etc. The property winters about 4,000 sheep, which include about 2,500 breeding ewes and 1,000 ewe hoggets, and approximately 550 cattle, including 120 breeding cows. The property was purchased by the late Rt. Hon. Earl Balfour ,a former Prime Minister of Great Britain, in the seventies of last century, and in 1890 the late Hon. E. C. J. Stevens was taken into partnership, the property being held in equal shares and having since been carried on by them and their respective trustees. The trustees are selling this desirable property to enable them to effect a distribution amongst the beneficiaries.
