RENDERS will be received by The Wellington Diocesan Board of Trustees up to Noon on MONDAY, December 12, 1938, for the lease of ALL that piece of land, containing 19.39 perches, more or less, being part of Section 1, Town of Masterton, the said piece of land having a frontage of 40 feet to Church Street, and a depth of . 132 feet, as the same is more particularly delineated on the plan hereinafter referred to, and is thereon edged green, TOGETHER with a right of Way in common with the Lessor and other tenants of the Lessor over the strip of land coloured blue on the said plan; RESERVING, however, to the Lessor and its tenants a right of way over the piece of land coloured yellow on the said plan. The term of the said lease will be twenty-one years from the Ist day of January, 1939, with a perpetual right of renewal for successive periods of twenty-one years each in accordance with the provisions of Section 5 (e) of “The Public Bodies’ Leases Act, 1908,*’ and the First Schedule thereto. The lease to be executed by the successful tenderer will contain provisions to the following effect, and the costs of such lease, including ad valorem conveyance duty on the cost of the building hereinafter mentioned, will be borne by the lessee: — (a) Covenants by the Lessee to pay rent and rates and to insure against fire and earthquake, to keep buildings, fences and other erections in repair, to carry cut any necessary drainage works, and to comply with notices under the Fencing Act. (b) A covenant to erect within twelve months a building at a cost of not less than £l2OO in accordance with plans and specifications approved by the Lessor, and a provision that if such building is destroyed or damaged by fire or ( earthquake, the same is to be re- ] instated within twelve months. j (c) A covenant against assigning or j subletting without the consent of f the Lessor. f (d) A provision that no compensation is payable for buildings left j> on land on termination of lease, and that buildings are not to be removed by the Lessee., The highest or any tender will not - necessarily be accepted.
