Applications for course close 28th July 1988 TOWN AND COUNTRY PLANNING ACT 1977 PUBLIC NOTICE OF DISTRICT SCHEME CHANGE WAIMARINO DISTRICT CQUNCIL The Waimarino District Council has resolved to change its District Planning Scheme as follows: PROPOSED CHANQE NO. 99/1 Proposal THAT the area of Rangataua Township bounded by the North Island Main Trunk Railway on the northeast, the Rural A1 zone on the southeast, State Highway 49 on the southwest, and the Rural A1 zone on the northwest, at present zoned Rural D be zoned Residential. AND THAT Ordinance 3 be amended by the addition of a new clause, "Clause 8 - Residential Zone". Expianatipn The Council recognises that the future development of Rangataua Township is dependent upon the implementation of the community sewerage scheme. When this is complete, it will allow for the closer residential settlement of the area that it has been designed to serve. The zone will make provision for residential and community uses necessary for the expansion of the township. PRQPQS5P CHANQE NQ,88/2. Proposal THAT Ordinance 2 Clause 1 be amended by deleting the existing clause and substituting a new clause 1 . Explanation This zone covers the majority of farm land throughout the district. The Council's intention is to encourage greater intensification on the particularly productive soil types„which are depicted in the sub-zone A1. Forestry would be restricted in this area. However, Council believes that over the west of the Rural A zone, restrictions should only be placed on uses which may have the potential to create a nuisance. New uses introduced will include farm stay accommodation, stalls and craft shops in association with tearooms, travellers' accommodation and visitor facilities, as well as traditional rural farming activities. These changes may be inspected at the offices of the District Council in both Raetihi and Ohakune at any time when the offices are open to the public. Submissions and objections to the changes or any part thereof may be made by any body or person affected or representing some relevant aspect of the public interest. Submissions and objections shall be in writing on Form C prescribed in the Schedule of the Town and Country Planning Regulations 1978, or to the like effect, and shall be lodged at the office of the Council no later than 4.00pm on 1 2th August 1988. Copies of Form C are available from the Council offices. At a later date, every objection will be open for public inspection and any body or person who wishes to support or oppose any objection will be entitled to do so. All pools constructed, erected or installed after the 1 st day of September, 1987, are required to comply with the schedule of the Act at any time when the pool is filled with water to a depth greater than 400mm. Every owner of an existing or new pool within the District of Waimarino is required to notify the Waimarino District Council of the existence of their pool and every owner or person in control of a pool has an obligation to ensure that the immediate area of the swimming pool is fenced in accordance with the schedule of the Act which is available at the Waimarino District Council's offices. The complete Act may be purchased from the Government Printing Office, Rutland Street, Auckland. The Act makes it the obligation of the Waimarino District Council to take all reasonable steps to ensure that the Act is complied with. To this end, pool owners are required to complete a form which is available from the Offices of the Waimarino District Council either, 15 Miro Street Ohakune or Duncan Street Raetihi.
