Green light from council for Hamlet

Ohakune Borough Council has removed planning obstacles so that the Hamlet Resort can go ahead. The council believes all aspects of The Hamlet development should proceed. So it has allowed a specified departure under the Town Plan on the grounds that there is no suitable zoning in the borough and therefore the conditions of Section 74 of the Town and Country Planning Act are satisfied. This was the council's decision after the recent planning hearing. There are, however, eight conditions to the approval and all of them are favoured by the developers. The conditions are:1.That the height of any buildings which, in the opinion of the council, could obstruct the view of Mt Ruapehu presently enjoyed by the closes neighbours, Mr and Mrs Pakai, be subject to their written consent. 2. That the hotel and ancilliary facilities be constructed in general conformity with the plans submitted.

3. That a landscape plan for the whole site be submitted for the approval of the council before any work commences. 4. That all the normal requirements for roading, pedestrian access, street lighting, and other services attaching to residential subdivisions, be conformed with. 5. That no more than two signs advertising the buildings on the site will be permitted, the dimensions, type and content to be approved by the council. 6. That a bond be entered into to pay to the council a reserve fund contribution assessed at 0.5 per cent of the cost of the development, payable on completion of the hotel if the indoor tennis court and indoor ice rink have not been constructed by the time of opening of the hotel. 7. That the frontage to Miro Street be upgraded in accourdance with the council's normal subdivision requirements for existing streets. 8. That consent to the erection of the 200 bed hotel is given on the understanding that the Hotel will be operated under a Tourist Hotel Licence and that a public bar and off-sales licence i s specifically excluded from this consent.
