THE PAKOWHIA ESTATE.
SOME SPLENDID HAWKE'S BAY LAND. TO BE AUCTIONED ON JANUARY 10th. Owing to ihe interest which is being taken in the approaching sale of tie ( I'akowhia estate, a representatdv 3 of the Hastings Tribune visited the ground recently, w'th the object of obtaining firsthand information of what was being offoird. It is of cevrse, difficult, to find any par lie j--2arly bad land upon the Herebaunga plains and certainly -the seurche- for poor country will not toe rewarded by travelling in the I'akowhia district. The land boing offeied at the forthcoming sale is amongst the best on tlie plains and s admirably suited for the purpose of da/v ing, fruit farming or cropping, and the sections have been so arranged as to meet the requirements of farmers of the different classes. The sections range in size
from five to 128 acres, and an effort has l>een made to utilise the present fences, hedges, and shelter trees wherever possible, and this should prove an undoubted advantage t-o purchasers. • Ishe smaller sections are along tihe main road frontage, while tlhe larger ones front a new road which is surveyed through the middle of the block. Owing to keen competition, good prices may be expected for the different sections, but we understand rthiait tihe owners are "out to sell," and have placed no prohibitive reserves on the land. It will also be seen that the r terms offered axe easy. In referring j to this estate we do not wash to mislead by exaggeration or undersate the value of the land offered. The land I is looking particularly well now, and | the condition of the stock shows what it is capable of. The property stanch well in dry weather, 'and a splendid supply of artesian water is provided on many of 'the sections. Crops in the vicinity look splendidly clean and healthy, and a glance through the adjacent orchards will show what 'the soil is able to do in the may of fruit production. The pastures are principally rye and look sound and 1 healthy. The daily company having secured the necessary guarantee of 600 cows from suppliers in the immediate district have arranged to erect the factory within two months and will pay at the rate of Is l£d per lb of butter fat for tlhe balance of this season ; at the rate of Is per lb or the alternative average Wellington Province prices for the next season and thereafter during the remainder of I the term, of five years at the average Wellington Province prices. It will be seen from this arrangement that suppliers will get a five years' guarantee which will assure mom against any Joss from a fall in prices which they must reap the ful\ benefit of any rise. " This should undoubtedly prove a material advantage to the dairy farmers of the district. The site for the factory is centrally (situated qxi the main road. Taken alogether the proposed settlement is compact, and conveniently situated near Hastings and Parndon railway stations. , We understand from the vendors' agents that inquiries are coming in briskly, and intending purchasers should not delay in providing themselves with information.
