SALE OF CHOICE DAIRY FARMS.

The sale of sub-divisions of the well-known' Flaxlands Estate, hear Greytown, to be held by Messrs Levin and Co., Ltd., in conjunction with Mr J. R. Nicol, on August Ist, ia creating quite an interest among dairy' farmers in Wairarapa. Tire property, which is within easy distance of both Carterton and Greytown, and within a mile of the Matarawa Railway Station, is without doubt one of the 1 finest blocks of land in the district, the richness of the soil being exceptional. It is specially adapted for dairying, fattening and cropping purposes, and its close proximity to cheese factories as well ns market towns, adds to its value from the producers' point of view. The estate is divided into six allotments, ranging from 35 to 129 acres, with frontages to a road leafling from the district road towards Matarawa. Purchasers of the farms who will in due course supply milk to tin Greytown o- Dakfiekl factories, should quickly o m good revenues, while those who supply the Wellington milk market will all participate in the decidedly remunerative rates ruling. In the matter of root crops very high yields have been registered from the land, and it is generally considered that the sale will provide an exceptional opportunity to those farmers requiring farms of a really first-class character. As an evidence of the carrying capacity of the property it is worthy of mention that last summer in the very dry season thero were no less than 350 bullocks —one to the acre—depastured thereon, while tho abundance of feed surprised those visiting the place, Sketch, plans of the sub-divisions, t igethejr with general particulars, will, be available early next week. Probable purchasers of small farms should ni»ke a note of the easy terms of sale in connection with the estate, and any information relative to the sale of the property will be supplied on application to the agents.
