LAND TRANSFER FEES.
We take the following notice from General Government Gazette :—: — Officer Rp^istr&r-G-pneral of Lincl. Wellington, 3ut Jauuary, 187 i. The following examples of the fees payable for bringing land under " Tue L-ind Transfer Act, 1370,"' are publls lied for general inforination: —
All lands granted after the Act ia brought into force are registered forthwith, the fees payable being only 2b, or registration, and the assurance fee A f VI in the £ on the valirj.

This charge is increased by 4<s. 2.1, fur every addition il £103 in value.
When the title ia of any other description, and t.lO value is £100 — Application, 55.; registration, 53.; assurance fee, S.s. -id. ; certificate of title; r.dvortising (say 1 55.) *, 15s. Totd, £2 9s. 2d.
When the title is of any other de-sHTipiio-n than tV-it ',n t ! >(- fjr.-<t example, and the v.ilue is £200 — Application, os. ; registration, 10.-?. ; assurance fee, Bs. -Id.; certißcatn of title, £1; advertising (say lo?-;. Us. Total, £3 Km. BJ. This charge is increased by -la. 2d, or every additional £100 i:i value.
The above charges also represent the cost of conveying land, inasmuch ay an applicant can direct their certificate of title to bo issued in the name of another person.
The cost of dealing with laud registered under the Act is as follows : — Transfer — forma, 2h ; registering memo, of transfer, 103 ; new certificate of title, £1 ; total, £1 12s. Mortgage — forms, 2s ; registering memorandum of mortgage, no matter for what amount, 10s ; total, 12.5. The cost of a lease is also 12s, Fee for registering transfer or discharge of mortgage or encumbrance, or the transfer or surrender of a lease, 5s The following is an example of the cost of a comparatively large transaction :: — ■
A man possessed of land of the value of £1,500, the title to which consists of a Grant dated on or subsequent to the 28th December, 1841, and none of the land included in which has bpen deilt with, desires to mortgage the same for £-1,000. He finds that he can effect the transaction uuder the Land Tans for Act upon payment of the following fees :—
Application, 5s ; Registration, 2s ; Assurance fee (^d in the £), £3 2s 6d ; Certificate of title, £1. Total, £4, 9s 6d. Mortgage, 12s. Total, £5 Is 6d.
In thi3 case, if the title were of any other description, tho fees would amount to £6 Ms 6d.
When the mortgage is pajd off, the fee for registering the discharge is ss.
Application and other forms, containing full directions, can be obtainedat the various offices at a cost of one shilling each.

The African mail steamer London, which has arrived at Liverpool, brings intelligence of the following disaster on the West Coast of Africa: — The brig Locomotive, while entering the Opobo, struck on the bar; and, although every effort was made by the crew, all hopes of saving the vessel were given up. After the crew bad left the wreck, the natives in the vicinity boarded the Locomotive in numbers, and took possession. They then commenced to strip the vessel, Tho hatches were broken open, and a regular system of plunder commenced. One portion of tho cargo, consisting of gunpowder, was be\n^ appropriated by the natives, when, by some means the powder became ignited, and an explosion of a most fearful character occurred. The vessel was literally blown to atoms, and the unfortunate plunderers shared the same fate. How many natives perished was unknown, but the number at the time the steamer left Bonny was stated to be upwards of fifty, besides those who were in the caves alongside the wreck."
