Vegetation—fern, scrub, ti tree, flax, &c. All the sections quite level. The soil after drainage is excellent, as may be seen from adjoining properties already drained. The nearest of these lands will be within half a mile of Te Aroha Township and Bail way Station. Block Xll—Sections 15,16, 20,26,27, abut on the Thames Biver frontage road, with good landings ; soil good, especially along the river. The swamp in this block, which is nowhere deep, is easily drained, with good I natural fall to river. Note.—-Those Seotions for which more than one application has been received on the 13th April, will be decided by auction at the Crown Lands Offioe, Auckland, at noon on the following day; . Plans may be seen, and further particulars of tl^e land obtained, on application at this office. Conditions. No person can select more than 320 acres. Deposit of l-20th of the price of the land to be tendered with application. Payments—Twenty equal in stalmen ts, payable one each on Ist January and Ist July of eaoh year for 10 years. ,„. Improvements—Selector must bring into cultivation not less than one-twentieth of area the first year, one-tenth the.Beoond year, and within six years must have cultivated onefifth, and effected permanent improvements tQ the value of £1 for every acre. The selector has the option at any time after the first three years; of discharging all his obligations by paying up the balance of the purchase money in one payment, provided he has effected the improvements.
