HE UNDERSIGNED haa been favored with instructions from the New Zealand Mortgage and Investment Association (Ld.) lo offer for Sale by Private Treaty, About 11,000 Acres of Bach Agricultural Land, forming the unsold portion of the Waicola Estate, situated about 35 miles north-west of Invercargill, and intersected by the Otautau and Nightcaps Railway. The Land now offered has just been surveyed and sub-divided into Farms running from 150 to 500 Acres, sizes which should render them convenient for all classes. A consi i'erable extent, of the pro, eity has been drained, 30 miles of ditching having been completed. It is not felt necessary to give any detailed description of the character of the Land, as the Association would prefer that parlies should go and see an 1 judge for themselves.
