TO BE SUBMITTED TO AUCTION. February 23. The Broadway railway leases, which are to be submitted to public auction on Saturday, March 19, comprise about half of the business area, of Stratford and extend from the Patea river northwards to within about 200 feet of Regan Street, j The president of the Chamber of Commerce (Mr. J. B. Richards) stated today that the term of the new leases wilt be twenty-one years with a right of renewal for a further twenty-one years, and that the rental for the renewal period will be assessed on the unimproved value. Buildings on the land will be subject to the borough. by-laws, and after a lapse of five years’, the Minister may call upon any lessee to re-build. The present leases provide tjiat the buildings now on the land may be removed, but in order to avoid the dislocation oB business which would result from such a course, the department is making provisions wl 'ch will permit a present lessee to retain his buildings by purchasing the new Rase or he may, within a limited time' sell such buildings to the purchaser of the new lease. The new sub-divisions have frontages of from fifteen feet upwards, more than half of them being under twenty-five feet. This will permit the man of moderate means to secure a site to suit his requirements. Power will be retained by the Minister to prevent undesirable further sub-division. Mr. Richards added that in his opinion the new leases should meet with general approval. The lengthy term and security of tenure should induce the erection of substantial buildings in the near future. The subdivisions were also very suitable and the provisions in regard to the present buildings would avoid any serious dislocations of business.
