Esq.* we will offer as above—--19 SECTIONS ire the well-known Orongomairoa Estate (colored red on lithograph plan), and comprising 1707 acres (more or less) on exceptionally easy terms.

This Estate lies right in the heart of one of the finest dairying districts in the Dominion, and has aptly been termed the "Taranaki of the Auckland Province," and for convenience of situation, quality of soil, and generally delightful surroundings, is unsurpassed. The situation is exceptionally favorable, being just off the main Hamilton-Tc Arolia Road, S miles from the latter town, and less than 5 miles from • Waihou township and Railway Station by first-class roads. The dairying industry is flourishing on every hand, a large Glaxo factory being in full swing less than 21 miles from the property, and a Dried Milk Factory is in course of erection at Waitoa, about 5 miles away, a receiving depot for which is to be established at the Homestead gateway. The Estate is now carrying about 1000 head of cattle, of which over 400 are dairy cows in milk.

The sections to bo offered ar<? practically. all flat, and a number of slight undulations and terraces provide excellent building sites. In point of quality the land is all that ft dairyman could desire, -being nearly all drained flax and raupo swamp of excellent quality, surface sown with English grasses, -and, although never manured, is in splendid heart and improving every season. #

Tho climate is probably the finest in the Dominion, being mild and equable, with a well-distributed rainfall, while droughts are unknown. Roading has been carefully considered and arranged to give the best possible aceess to each section. The Estate is permanently watered by two streams, which carry spring and not swamp water; These streams touch and run along the boundary of nearly every section, and solve for all time the important question of water supply. Good water is also obtainable at an easy depth by sinking.

A number of the sections are fenced, and dairymen may start operations at a minimum of trouble and expense. The Trustees, being desirous of realising, liave not tied us to hard reserves, and have likewise made their terms and conditions exceptionally easy. POSSESSION of all sections, excepting sections 11, 12 and 13, will be given one month from date of sale. Date of possession of sections 11, 12 and 13 will be announced at the sale. TERMS.—S per cent, on fall of hammer, 10 per cent, on date of possession, and 10 per cent, or' buildings to be erected to an equivalent ' value within one year. Balance in C years at C per cent.

SUBDIVISIONAL SALE THIS MONTH. With land prices still soaring there is * constant, and seemingly ever-growing, demand for suitable farm lands in the Thames Valley district. The late owner adopted an extensive pyatwn of draining to natural creeks passing through the estate, and now every subdivision is supplied with drains. The situation is exceptionally favorable, being just off the main Waikato-Thatnes P»ond, within right miles of Te Aroha; while the township of Waihou is little more than hiilf that distance xwav. Intersecting roatli have been formed giving access to the central area, providing the most convenient access for each section. Some of the seeMons have been fenced, those on the fringe of the estate having the permanent boundary fence as part of their improvements.
