SALES BY AUCTION IMPORTANT SALE OP FREEHOLD CRAZING PROPERTIES, IN THE ESTATE OF THE LATE K. T. BATLEY, DISEASED. NEWTON KING J.JAS received instructions from the Trustees ot the Estate of the late R. I. BATLEY, to sell by Auction at his Mart, New Plymouth, ou Wednesday, the 20th day of March, 1918, the following valuably properties: LOT 1: The well known coastal property, "TE KAWAU," consisting of 3180 ACRES more or less, together with fl-roomed homestead, woolshed, u-roomed men's dwelling, and 8-stalt stable. The whole fenced and subdivided into '2O sheep-proof paddocks. This property is situated on the sea coast about 49 miles from Xew Plymouth, and 3 miles from the Tongaporutu wharf, Post Office, school and store. The Tongaporutu river is navigable for small steamers for landing stores and for the shipment of wool and produce. The main North Road passes through the property, and there is a daily mail and passenger service by motor in summer and coach in winter. About 300 acres of the Estate has been ploughed and laid down in mixed English grasses, 75 acres in turnips anil rape; the balance of the land consists of undulating and hilly country, about 1430 acres being in bush. Wintered about 2000 sheep and 200 head cattle. This property is subject to a mortgage of £OSOO, carrying interest at six per cent, LOT 2: ' ' « 4000. ACRES more or less together with excellent homestead, three men's cottages, large woolshed, sheep yards and dip, and other improvements, the whole fenced and subdivided into 40 paddocks. This fine property is situated on the Awakino River and two miles distant from the Awakino Township, Post and Telegraph Office, Store and School. The main North Road passes through the property and provides access either to the Waitara'or Te Kuiti Railway Stations. The whole property with the exception of about 250 acres has been felled and grassed. ALSO—' 1775 ACRES more or less, all felled i and grassed, situated on the main \orth Road, distant 4 miles from Piri Piri, and about $ miles by road, fenced and subdivided into 20 paddocks with G-roomed house, o sets sheep yards and holding paddocks, 17 miles of fencing. The property is situated 10 miles from Awakino Township, wharf and Post Office, and is also distant 8 miles from Mahoenui store. These two properties have been worked by the late Mr. Batley as one station and will be oflered as one lot. They are at present carrying 8750 sheep and 800 head cattle. They are subject to a mortgage for £20,000, carrying interest at 5J per cent. Title under Land Transfer Act. To realise the Estate the Trustees are compelled to sell and the reserve price will be extremely low. TERMS: Ten per cent, on the fall of the hammer, and the balance in two months from date of sale, the purchaser taking over the Mortgage as part of the pm° chase money.
