{'ARMING LANDS AT LOW VALUES. SCOPE FOR ENTERPRISE. ' North Auckland land values are low: that is to say, every £IOO paid for land in that district will produce per medium of beef, wool, mutton, butter, ete., a greater amount of £ s. d. than in other districts where land is higher in price. All land values must eventually be decided by their capacity for production, and that is why the north 13 certain to rise in value. Enough land to carry a dairy cow costs in the south from £6O to £9O; in the north from £25 to £SO. Twosheep land in the south costs £9 to £l4 per acre; in the north from £7 to £lO per acre. These are points well worth consideration by the farmer. The fPuketotara estate, Kaipara, is shortly being opened up in 100 to 500acre blocks at prices ranging from £7 per acre up to £25 per acre. The land is limestpne formation and varies from good healthy sheep country to good dairying land. It is not yet ready for sale in areas, but a booklet chiefly concerned with fruit devotes some pages tc the farming portion of this land.'
