PAKOWHAI ESTATE.
SALE BY DALGETY & CO., NAPIER.
The keen demand existing for firstclass land in small areas was evidenced by the exceptionally large number of buyers who attended the sale at Hastings on the 10th inst., of the subdivision of the "Pakowhai" Estate. The sale was conducted at Hastings by Messrs. Dalgety & Co., and Mr. J. E. Lanauze ! on behalf of the owners, and before the advertised time of starting it was seen that buyers had come in large numbers i from far and wide to embrace the opportunity of purchasing part of what is undoubtedly the finest land in the Dominion. Unfortunately the announcement made in the local papers on the day of the sale by the Hawke's Baj River Board that they intended to take under the Public Works Act twelve of the sections, affecting 416 acres, considerably militated against the sale. Notwithstanding this, however, the fixture was without doubt the most largely attended land sale yet held in Hawke's Bay, the seating accommodation of the King's Theatre being taxed to its utmost. The owners decided to submit tlie whole of the sections, and to indemnify purchasers against loss in the event of the River Board carrying out its intention. Bidding was spirited throughout, and it was at once apparent that a particularly 'keen demand existed for lirstclass land in small areas. The total area of land submitted was 1020 acres, divided into 39 sections. The following sales were effected:—Lot 1, 68 acres, Fred Howard, £32 10s per acre; Lot 2. 20 acres, P. J. Miller, £66; Lot 8, 7% acres, C. E. Arkwright, £6B; Lot 9, 7 acres, Foruneau Bros., £56; Lot 10, 6% acres, Forneau Bros., £6O; Lot 11, 8% acres, Thos. Macßae, £O7 10s; Lot 12, 9 l / 2 acres, H. A. Wilson, £55 10s; Lot 13, 9y s acres, I Skews & Broad, £63; Lot 14, 9% acres, J. J. Keating, £56; Lot 15, 9% acres, F. Howard, £64 10s; Lot 16, 9% acres, H. A. Wilson, £55; Lot 18, 16 acres, Jas. Tipping, £57 10s; Lot 19, 17 acres, Jas. Tipping, £53; Lot 20, 16 acres, Jas. Tipping, £57 10s; Lot 21, 17 acres, Jas. j Tipping, £53; Lot 22, 17 acres, A. E. Negotiations are now in progress for the unsold sections, and it is anticipated, that these will be disposed of in the course of a few days.
