THE PAKOWHAI ESTATE
SOME SPLENDID HAWKE'S BAY LAND. TO BE AUCTIONED ON JANUARY 10. Owing to the interest which is 'being taken in the approaching sale of the PakowhaS estate, a representative of the Tribune visited the ground last week with the object of obtaining first hand information of what was being offered. It is, of course, difficult to find any particularly bad land upon the Heretaunga plains and certainly the searcher for poor country will not be rewarded by travelling'in the Pakowhai district. The land being offered at the forthcoming sale is amongst the best on the plains and is admirably suited for the purpose of dairying, fruit farming or cropping, and the sections have been so arranged as to meet the requirements of farmers of the different classes. The sections range in size from five to 128 acres, and an effort has been made to utilise the present fences, hedges and shelter trees wherever possible, and this should prove an undoubted advantage to purchasers. The smaller sections are along, the main road frontage, while the larger ones front a hew road which is surveyed through the middle of the block. Owing to keen competition good prices may be. expected for the different sections, but we understand that the owners are "out to sell," and have placed no prohibitive reserves upon the land. It will also be seen that the terms offered are easy. la referring to this estate we do not wish to mislead by exaggeration or understate the value of the land offered. The best thing those interested can do is to visit the property themselves. The land is looking particularly well now, and the condition of the stock shows what it is capable of. The property stands well in dry weather, and a plentiful supply of artesian water is provided on many of the sections. Crops in the vicinity look splendidly clean and healthy, and a glance through the adjacent orchards will show what the soil is able to do in the way of fruit production. The pastures are principally rye and look sound and healthy. The dairy company, having secured the necessary guarantee of 600 cows from suppliers in the immediate district, have arranged to erect the factory within two months, andi •will pay at the. rate of 1b o%d per lb. of butter-fat for the balance of this seasonj at the rate of Is per lb. or the alternative average Wellington province prices for the next season, and thereafter during the remainder of the term of five years at the average Wellington province prices. It will be seen from this arrangement that suppliers will get a live years' guarantee, which will assure them against any loss from a fall in prices, while they must reap the full benefit of any rise. This should undoubtedly prove a material advantage to the dairy farmers of the district. The site for the factory is centrally situated on the main road. Taken altogether the proposed settlement i» compact, and conveniently Bitmated near Hastings andi Farndon railway stations. We understand from the vendors' agents that inquiries are coming in briskly, and intending purchasers should not delay in providing themselves with information.
