PROPERTY SALES.

One of the most important property sales ever held in New Plymouth will take place at Mr. Newton King's auction mart to-day, when Mr. A. Alexander's well-known estate at Warea will be offered at the hammer. The property, which has been subdivided into convenient farms suitable for dairying, is situated right on the sea coast, having a frontage of about 4 ! / 2 miles to the beach, and practically comprises the cream of the land in the Warea district. Fertilised by the salt spray from the ocean, and possessing a climate (denied to less favored situations) immune from frosts I and the cutting winds of the Higher alti-1 tildes, it is little wonder that the grass grows practically all' the year round, and is'green right through the winter on the Warea estate. During the past few weeks large numbers of seekers after land have inspected tho property, and aave received most favorable impressions as to its capabilities. Beach land seldom changes hands, and when it is rea* lised that this is the last holding of any size between New Plymouth and Option ke which is available for subdivision, it is safe to predict that, with the easy terms which are offered by the vendor, there will be keen competition at today's sale. Immediately after this sale will be offered a very choice little dairy farm of i 50'/ 2 acres, immediately adjoining Mr. Alexander's estate, oil account of .Mrs. M. A. Clarke, Mr. Newton King will oiler at his auction mart, New Plymouth, a very choice property of 020 acres, backing onto the Waitara river. Situated about twelve miles from Inglewood. close to the school. Post Oflice and township, only sixteen miles from the Waitara. Freezing Works, anil having every convenience this propevtv should meet with ready sale. Good grazing runs are not too plentiful in Taranaki, and when one takes into consideration the convenient situation of this land, one wonders at it every being offered at auction. But the owner, wiselv deciding that the public in this locality are the best, judges of the land, has. notwithstanding many tempting offers, I held to his original intention of offering I the property as advertised. The many I inquiries received bv the auctioneer

prove the wisdom of the owner's decision. and very keen competition may lie expected to-day when the property is put under the hammer.
