"The Empire Hotel." This palatial hotel, recently built and re-constructed, may now be classed as equal to any establishment of its kind which the Southern Hemisphere can boast of. The position of this building may be said to be the most valuable in point of situation and convenience which could be Capital City of New Zealand. The "Empire" has frontages to two of the most important business streets of Wellington City—Willis Street on the one streets it presents a handsome and i Empire Hotel stands be otherwise than materially enhanced in value in years to come. Bellevue Hotel and Gardens." At the present time, a journey of thirty minutes by train and visitor to the gates of this Hotel and Gardens—a truly mi ficent property of some sixteen aores, with a frontage of about 1500 feet to the main Waiwetu Eoad, which is one of the principal thoroughfares of the Hutt Valley. The Bellevue Gardens are unique in New Zealand, be' ~ they are, the only private botanical gardens on a large s fringed with graceful ferns, leads to the hotel—* veritable old and shrubs brought from every clime. There are nearly all varieties of New Zealand trees in these grounds. The straightening of the Hntt Railway has been agreed to by Parliament, and this important public work has already begun. The improvement of the Hutt Eoad is a work also to be put in hand immediately. It is needless to say that the Bellevue "The Mansions." One of the finest establishments of its kind south of the line is the handsome new boarding-house known as " The Mansions," aB it towers in its garb of white above those buildings which surround it, immediately arrests the attention in the panorama of Wellington City. The building, which is three storeys high, of briok and stucco, has a frontage of 47 feet 8 inches to Ghuznee Street, by a depth of 66 feet 3 inches. The furnishing is of the most palatial character, as may be seen from the fact that it has cost nearly £4,000. Financial Aspaot. THE EMPIRE HOTEL. The fullest investigation of the books and accounts of the Zjrapire Hotel has been made by Meßsrs. Badham & Biss, professional AW.nnntfl.nta and a.nri'ifai'a Wflllinrrfnn Their report shows that from June, 1899, to October, 1903, receipts totalled £83,206, against disbursements, £51,371, leav a net profit of £31,835. The following is a copy of a supplementary report from Messrs. Badbam & Biss, showing the receipts for the four months from the Ist November, 1903, to the 29th February, 1904:

" Wellinglcn, "March 10th, 1904. " Having been requested to supplement out former report of the 7th December last with a statement of the receipts of " apire Hotel for the four months from the Ist 3er last, we have accordingly made a further examination of the books of the Empire Hotel, and have to report that the receipts of the business for the mmmgrnm creui, amount to £10,571 " This brings the total receipts for the yi " "' ' December, 1903, to £28,671105. sd. "BADHAM & BISS, " Professional Accountants and Auditors." It will be seen from the reports that the receipts show a marked increase year after year, rising from £14,040 for the year 1900, to £28,671 for the year 1903—an increase of oirer 100 per cant, or more than double. Compared with 1901, only two years ago, wh— " buildings were completed, the receipts for 1903 sho' increase of over 60 per cent. An examination of the books shows that the receipts for January and February, 1904, amounted to £5,570 10s. lid., which is at the rate of £33,423 per annum. The present rate of profit on the Empire Hotel alone represents in itself over 8 per oent. on the entire capital of the consolidation without taking into account at all " The Mansions " and the " Bellevue Hotel and Gardens." With more accomodation available, which the addition r" mother story would give, coupled with the large economii which can undoubtedly be effected under the consolidation, the net profits should be increased by fully 50 per oent. RECEIPTS OP "THE The receipts of " The Mansions " amounted for the past eight months, to £2,134 19s. od., and the expenditure to £1,021165. 9d., leaving a surplus of £513 2s. 3d. It must be borne in mind that the house is a new one, opened on the Ist August, 1903, and that these figures represent the returns for the period in which the house was started, and before it can be said to have been in full working order. The following is a copy of Messrs. Badhaui & Lisa's report:— "Wellington, "April Bth, 1904. " We hereby certify that, having examined the books in connection with the establishment known as " The Mansioni " Ghuznee Street, Wellington, we find the receipts for t past eight months, from August Ist, 1903, to March 31 1904, amounted to £2,134 19s. od., and the expenditure £1,621 16s. 9d., leaving a surplus of £513 2s. 3d.; but the above figures no amount has been included for int"* on Capital invested in the business: "BADHAM & BISS, V " Professional Accountants." BECED?TS OF THE '• BELLEVUE" HOTEL & GARDENS. The receipts of the " Bellevue " Hotel and Gardens, from Ist .Tnnn.ry, 1902, to 29th February, 1904, amounted to £10,: the expenditure was £8545 7s 7d, leaving a surplus of £1675 12s 9d. During this period 52,103 visitors paid £1302 lis 6d for admission to the grounds, and £416 9s Od was realised for flowers. In the expenditure is included the Bum of £1609 10s lOd, which is an extra outlay incurred in repairs, upkeep, and generally :oving the property. The Yaluas of the Properties.
