LAND FOR SETTLEMENT.

MANAWARU. We are constantly hearing the cry that there is now l no good land available for settlement. This may be true in part, and particularly as applied to Crown Lands, but when there are no good Crown , Lands to be had intending selectors should turn their attentions to other available properties, and when those lands can be had partly improved it is a decided gain to the squatter, as he is able, with comparatively little outlay, to derive an immediate revenue from the same.

An excellent opportunity is now offered, by which residents, settlers sons, and others may acquire good land at a very moderate price. We, refer to the cutting up of the Manawaru Estate, Comprising some 5000 acres of really first-class drained swamp land, This property is.situated about 5 miles from Te on the banks of the Waihon river, and contains, without doubt, some of the finest land in the whole of the - Waikato, district, for the most part the land is flat; partly fenced and in grass, and the, whole is well ''drained.', •

This fine property ‘ was recently bought by Mr A., J. Farmer from Messrs Miles and Co., of Christchurch, is surveyed into convenient blocks from 100 acres upwards. A number Of the, sections are facing the Matamata main road which will connect that portion of the Waikato with the coast as soon as Thompson’s track is completed. • Other sections'are sit-' uated on what is known as ! the Cam-bridge-Te Aroha road, s» that the whole is ‘ h eautiful for situation. ’ The land has only been in the market for about three weeks, and already some 3000 acres have been .disposed of. Many of the settlers in the immediate vicinity having taken up sections which in itself speaks volumes for the quality of the land.

The terms are such that anyone with limited means can acquire a large section with comparatively small outlay. The sections vary in price according to position and improvements, from thirty shillings per aore, to two pounds ton shillings per acre. The payments'ate divided into half-yearly: instalments extending over a period of ten years, the unpaid portion of the purchase money bearing interest at the rate of 5 per cent. Purchasers' have the option of paying off the whole or portion of the purchase money at any time. There are still about! .1000-acres to be sold, so that intending selectors should loose no time in looking over this really first-class block. Mr Farmer can be, found at the home--stead, and will be pleased to give information and show anyone over the property.' ,
