LAND AWAITING CLOSER SETTLEMENT.

It cannot be denied that all land in the comparatively newly settled Tai-I hape district will rapidly increase in value. Land in a high state of culti-1 vation will undoubtedly become more valuable as settlement increases, and‘ there is. very little of the class of‘ ifurther-back land left for men/to ac-l quire who wish to‘”f>oeket. all that in-j cremcnt commonly termed ,the un-‘ earned. We once more unge upon those Wanting land t_he claims. of EreKvhon upon- their. attention. -Farms recently bought at the Oruamatua land sale are now resaleablc at an pimmeuse profit; in some instances purpehasers are oifqred a few thousand ‘pounds more than the land cost them, but they have refused to sell. Well, it is well-known that the Erewhon ;land is superior to that of Oruamatua, ‘and better farmed; that it is nearly lall in English grasses, and is turning lofi‘ stock in as good -a. condition as lany other land in the district. There is an excellent read to Erewhon and those who have the slight means requisite to purchase :1 profitable farm should not fail to at least, go. and ‘look at Erewhon. The terms of sale are particularly easy, and that is belcause the owner does not wish it said 'that he is blocking settlement. There has been a hue and cry against .land being‘ held in over ‘large areas, will men who Want land take it on the easiest terms and at a price that set'tlement and roads will double for them in_‘a very short time. Taihapc cannot expand without closer settlement, and the district cannot produce [more without a. greater number of ‘settlers. ‘Va should be sorry to see {the unearned increment mopped up by lspeeulutors, because they do not con- ‘ stitute the best possible help to either ‘town or country. ’l.‘here is doubtless money to be made by attemlin-g‘tllc l<]rewhon sale.
